"I scheduled an appointment with Thrasher to evaluate the reasons for water seeping into my basement through my walk-out door and window. "My old water heater went out yesterday and of course leaked water all over. I shut it off and stopped the leaking. Called early this morning looking for someone to install a new one. Jim was actually sent over by another plumber who could not get to my job right away. Jim showed up, looked at the job, we talked about the options and he gave me a bid. Let to get the new water heater. We back in about thirty minutes. He had to make some changes to the water and gas lines. Added shut offs and installed new one. Took the time to explain operation and maintenance of the new one. Cleaned up the work site. Removed all debris and old water heater. I was impressed with his work and his attitude.

Concrete slabs don't typically need sealing, but you can use a topical concrete sealer if you notice signs of water damage. A plastic vapor barrier should completely cover your basement to prevent water from penetrating through the walls. This typically goes before installing insulation to prevent moisture from building up and becoming trapped on the inside of your insulation, where it can collect and lead to mold damage. Installing insulation after the vapor barrier allows for any moisture to exit the walls for better ventilation.

The purpose of crawl space encapsulation is to prevent mold by blocking moisture and reducing humidity. If the vapor barrier is properly installed, it significantly reduces the chance of mold developing within the crawl space. However, mold can sometimes grow behind the encapsulation material, but it will be sealed away from the main area. Additionally, moisture can still condense inside the encapsulated space, so if you notice excess humidity, installing a dehumidifier is recommended to prevent mold and mildew growth.

The best ventilation for a crawl space is a fully encapsulated crawl space with its own separate ventilation system. If you go this route, ensure you have the proper crawl space code requirements done and dusted before encapsulating your crawl space with a moisture barrier and installing appliances that may not be up to the proper specs.

If there is standing liquid on your concrete, remove it before attempting any of the above cleaning methods. For small amounts of water, use rags, a bucket, and a mop. For larger areas of liquid, lay down cat litter or baking soda to soak up the water first. If you have extremely large pools of water sitting on your concrete, break out the wet vac and get to work.
