"Think twice before you contract with Summit Painting. i hired Summit to paint the interior of my condo. The painting aspect of the job was fine. However, they showed a lack of respect for the property and the property owner. Two specific requests that i made were completely ignored, including to not unplug the refrigerator if/when they had to pull it away from the wall (even though i had attached an extension cord to it). They insisted on trying to remove a support for a wall shelf and damaged it in the process. They somehow managed to lose a slat from a window blind that they removed. Additionally, their reps were unresponsive after the job was completed; an email to their "manager" got no reply, as did a request to the point person handling the on-site work for a receipt showing final payment and zero balance. i've been second guessing myself for hiring this company based simply on a lower quote than i got from another company."

JJ&E Construction is a full service general home construction and remodeling service that started in King of Prussia, PA. But now we are in Colorado. "I hired this company to build a new deck in the beginning of July. It is now the middle of September and my deck is still not finished. While the time frame is not completely their fault due to material delivery they wouldn’t show up for days at a time when material was available to work with. There were times they would show up and only stay for a couple hours. The whole process was a nightmare. Their lack of quality shows in all areas of the deck. I drafted the plans myself and they were approved by the building department. I provided them with copies of the plans. They messed up 4 of the 5 concrete piers because they measured them wrong. Instead of redoing them. They poured square pads over them that were only poured on the surface for three of them. One of the outside piers was supposed to be 10 inches. They messed up the measurement then poured a 16 inch pier over it that is approximately 1.5 ft above ground. They also cut a sprinkler line that went through the pier instead of pouring over it like I explained to them. I had to replace one piece of siding that met with the deck. I bought matching siding to replace it. The workers broke the siding while moving it. They bought new siding that was cheaper and did not match the existing siding. They additional broke off another small piece of siding that was not fixed. They left material all throughout my yard for weeks, leading to my grass dying and my sprinklers unable to work because they were covered up. Nails and screws were everywhere until I picked them up. The posts were cut short for the railing, so they nailed pieces of extensions on top of the posts. They messed up fastener spots for the rails leaving holes in the railing. They originally used screws for the framing. They had to be replaced with nails even telling them before they started nails had to be used and it was in the plans from the building department as well. They used facia board for the steps until I explained to them what the facia boards were for. Leading me to be short on facia boards for the rest of the deck. They also started the deck flooring using a facia board, realized the mistake and replaced. But at that point the facia board could not be used elsewhere as it was notched for posts. I bought flashing for the ledger that was never used. When I questioned them about it he stated the siding and ledger were already put on. The quality of work was below average at best. They cut corners and I found it very concerning I had to explain to them parts of building a deck."

Deck Maintenance questions, answered by experts

Your porch could be crumbling due to poor installation, freeze and thaw cycles, or intense pressure washing or sandblasting. If your concrete was poured and cured improperly, moisture can seep into the concrete. When the water freezes and thaws, it causes stress to the structure, leading to cracks and crumbling. If you pressure wash concrete on too high of a setting or sandblast the surface, the concrete can also crumble.

No, you don’t need a permit to repair and replace a few boards on an existing deck. However, if you’re making structural changes to the deck or tearing down the old one and building a new one, you will likely need a permit. Check with your local municipality for the regulations and rules in your area, or ask a local contractor who builds decks for advice.

Professionals enhance safety by addressing structural issues, securing loose components, and using non-toxic materials. They ensure compliance with building codes and conduct thorough inspections to identify potential hazards. Their expertise minimizes risks, making the home safer during and after repairs.

Yes, you can absolutely replace just one damaged spindle as long as you can find a matching replacement. However, if multiple spindles are damaged or you can't find an exact match, you might consider replacing an entire section for a more uniform look and structural integrity.

There are deck restoration products and oil-based wood stains that can help bring back some of the color and shine to your faded Trex decking. However, if your boards are suffering from serious fading due to UV rays or chemical cleaning products, don’t expect miracles. Also, these products are only suitable for use on the older Trex boards, not the capped, second-generation Trex products.
