Skylights questions, answered by experts

Leaks are the top concern for skylights, often due to improper installation or worn-out seals. Over time, water can seep in and cause major damage to your home’s ceilings and walls. Other common issues include condensation, which leads to mold, as well as physical damage from weather or debris. If they’re not sealed properly, skylights can also bring unwanted heat in the summer or cold in the winter, affecting your home’s energy efficiency and tacking on extra dollars to your bills.

Costs depend on skylight size, roof type, and additional features like blinds or tinting.

An improperly installed skylight could potentially impact your roof's warranty. This happens because roofing penetration is necessary during skylight installation. Check your warranty information to verify. In most cases, having skylights professionally installed with proof that flashing is being done to specifications can be enough to preserve your roof's warranty.

Ceiling costs depend on many factors, such as the material used and size, but coffered ceilings are considered one of the more expensive ceiling options. If you want to install a coffered ceiling but have a limited budget, consider using plywood instead of hardwood—it costs $2–$4.50 per square foot, while hardwood can be as much as $20 per square foot.

Pros of installing a skylight include the fact that you will get much more natural light in your home, skylights can make your room look bigger than it actually is, and your home may increase in value. Cons include difficult upkeep (you may have to get on a ladder to clean and maintain them), higher installation costs, and, potentially, too much heat gain from all the extra sunlight.
