"The Project started out well. We hired Simple Visions to renovate a rental property that we purchased. The estimate was for 38-40k but when all was done it was $50k That's a sizable % over the estimate. There were things that came up like dry rot that added to the cost but there were also many ways we could have saved money to absorb those costs. We were not in the area during the renovations, so we relied on Jann and Lou to keep us informed with emails and photos. We were told often that we would receive photos the next day and never did receive them the following day. It was usually a week later. The time estimate was 8-10 weeks and it took over 12 weeks and there were things that were never finished. The final invoice was sent and paid before the work was finished. After that it was difficult to get a commitment out of them to finish the remaining projects. While Lou seems to take pride in his work, he tended to go a bit rogue and did not involve us in any of the decisions. Hardy plank siding was put on a section of the house without a cost analysis of hardy plank vs matching the original wood shingles. Had we been given a choice and chosen Hardy plank, we would have wanted to choose the color. It's a product we are familiar with as we have it on our house. We chose it for our own house because it is an eco friendly product that never needs to be painted. When Lou put it up it was a color we never would have chosen. When we called Jann to ask why that color was chosen she became very defensive. Though we were disappointed that we were not given a choice we moved on and accepted the fact that it would have to be painted. We had provided them with paint colors at the beginning of the project. Our colors were pale blue/gray with white trim. You can imagine our surprise when we got photos of the house painted a horrible shade of pinkish beige with brown trim. When we asked why, Jann blamed the paint company. Not sure how a paint company could mistake brown for white paint. Trying to cover mistakes with excuses rather than accountability is no way to do business. It also concerned us that the company is listed as being owned by Lou but Jann told me she is the owner.

"I was selling my townhouse and the roof came up during the home inspection. I called several companies and received comparable quotes from each, but decided to go with Ocean Seven Builders. I'm glad I did. Jimmy, who estimated the job for me, was knowledgeable and gave me an approximate time frame for completion (1-2 weeks). This was an important aspect since closing was scheduled to happen in 3 weeks. After I put down my 1/3 deposit, they ended up having am opening in the schedule and were able to replace the roof within a week's time. The work took less than a day and the crew worked well. They took pictures and provided me with the invoice & warranty documentation I needed for closing. Invoicing and everything else behind the scenes was handled via email with the office manager. He was also very pleasant to work with and provided great customer service when I need the additional documents/info for settlement. Overall, the quality of work and customer service was exceptional. If in the future, my new home needs some roofing work, I would happily use Ocean Seven Builders again."

"I hired Landmark construction & energy crew for a 650 sq/ft. of living room addition. Before we hired them, we already had all the necessary plans on hand including all the secured building permits with the city. When it comes to workmanship and speed, I must admit that landmark construction was very fast while investing extra attention to perfection. All the teams of workers worked fast even when it came to fixes and adjustments. They replaced the wood floor with new engineered wood flooring, repainted the entire ceiling and one living room wall and blended new stucco on the exterior wall. The new addition required new foundation, framing, and window installation. We are thoroughly content with all the work that was completed by landmark construction & energy crew. 1) they made sure to cover everything all around the working area in order to prevent damages and extra work due to paint spots and dust from all the sanding. 2) They came to work on a daily basis and few times they skipped work BUT they made sure to confirm that 2 days ahead. This was very responsible from them to do. 3) Charlie the Project Manager was available and reached all the time. When he couldn’t talk or answered, he called within the hour. In regards to pricing… the price that we got from Landmark construction & energy crew was in the middle range. Charlie came over to the house several times to discuss about the details and the process of the project, and after that he start working on the estimate."
