Products that utilize water, limestone, and some basic binding agents have lower VOC levels and odor levels compared to sealants made with oil or tar. In recent years, soy-based driveway sealers have become available for homeowners who want fully VOC-free driveway sealers.

If your asphalt driveway shows cracks, potholes, or standing water, it’s likely time for a repair. Cracks, big or small, let water seep in, weakening the base and causing further damage. Potholes are a sign of this weakening process in action while standing water suggests your driveway has poor drainage, which can cause even more issues. You may also see warping or buckling—a sign of a compromised base layer—or sinking pavement. Spotting these signs early on can help you save yourself a bigger repair bill in the future.

Maintaining a driveway depends on the material your driveway is made of. Concrete and asphalt should be sealed to protect against water and freeze-thaw cycles. Cracks and expansion joints should be filled with a flexible polyurethane caulk or asphalt sealer. Before you apply a sealant to your driveway, consider pressure washing the surface. It will take off any loose sealant and any grime that might have caused a stain. Sealing over dirt and stains will trap it under the sealer.

If you live in colder climates, consider using sand rather than salt to de-ice. Sand helps melt the snow and ice without speeding up the freezing and unthawing process of your driveway, which helps prevent cracks from forming from the constant fluctuation of temperatures.

Depending on the product used, you should avoid using your driveway for 48 to 72 hours after sealing it. In general, water-based driveway sealers cure much faster compared to oil-based and solvent-based sealers. Some driveways are even ready in just four to five hours.

Driveway installation is challenging. While chip seal might sound easier to apply than asphalt, the process still involves heavy machinery and professional skills. Unless you come from a construction background, we recommend hiring an asphalt company to chip seal your new driveway. If you are paving the driveway entirely with chip seal, expect to pay $5 to $10 per square foot.
