"Nery and his team are top notch. They replaced a sub panel in our new townhome, added a 20v breaker and also fixed some outlets that had really bad wiring. The first two tasks were already agreed upon and the 3rd was something they helped out with on a whim thankfully. Nery came multiple times to our Oakland home to provide estimates for different options we were considering. He gave us different ideas and was very professional. They arrived around 11am and were done by a little after 6pm. Their work was very clean and they pay a lot of attention to detail. I highly recommend them and have already shared their information with our entire HOA. I found them on Angi's list and am so glad I did! As first time homeowners, Nery was very reasonable in working with our budget. We can't recommend them enough!"

"I hired M3 Electrical to install a charger for an electric vehicle. The distance from the outside breaker box was quite a distance, requiring him to run conduit a long way. The work Mike did was extremely neat. I was very impressed. I would not hesitate to use M3 in the future for all my electrical needs."

"Had to have additional circuits added to my panel, some wiring, plugs and GFCI outlet. Hamilton Electric did a professional job quickly and efficiently. Brian explained everything along the way and made sure I was satisfied. He is honest and fair, old school, the way service used to be. Price was great, too."

Subcontractors questions, answered by experts

Structural engineers draw structural plans, which include detailed drawings of the structural components of a home only. Complete house plans will require additional work from an architect or draftsperson, whose drawings will take the structural drawings into account. They’ll also include more details about the finishing materials and layout of a home, including everything from roofing and flooring materials to the position of furniture, light fixtures, switches, and plumbing fixtures.

Yes, professionals offer design services that ensure cohesive appearances.

Depending on what the blueprints are for, a qualified draftsperson, contractor, or architect can draw them up. In some cases, including specialty permitting for a build, you may be required to use a licensed architect.

In many cases, a blueprint drawn up by a certified professional is required before a city or municipality approves a permit.

Framing is often the most expensive phase of building a house because it’s time-consuming and requires a lot of materials. It costs between $20,000 and $50,000 on average, depending on materials and labor costs. Before construction begins, it’s possible that purchasing land is the priciest step in the process. Some plots of land sell for $3,000, while others cost upwards of $150,000.

Yes, many providers offer design consultations to create unique structures. Confirm with your contractor.
