"I knew my garage floor restoration job would not be easy. The floor was coated with two coats of 11 year old two-part epoxy under a single coat of 8 year old two-part epoxy. The finish had been badly damaged by acid leaks from a defective golf cart battery fill system. I obtained three estimates, each with detailed descriptions of the proposed approach. Burns POWER WASHING Service was clearly the superior, though not the lowest cost, estimate. The owner, Todd Fries, arrived promptly at 0655 with a truck mounted furnace to heat water to almost boiling, a 3500 psi Pressure Washer, and assorted support tools. Moments thereafter two crews, consisting of a Foreman and team member each, arrived. They removed all storage racks, their contents, and other obstructions from the garage and utility room, applied a stripper to the old paint and then laboriously scraped the floor, including 3 inch high curbs along the east wall, almost clean. Pressure washing followed to remove the remaining old epoxy. Next, they applied a primer to the bare concrete and left the job site at 1730 to allow the primer to stabilize overnight. Two men returned the following day at 1000 to apply a protective coating with a mix of three different color chips. The end result is truly impressive. I am most satisfied and strongly recommend this company for similar jobs. James Wm. White, Ph.D., P.E."

"Jesus and his team extended our cement patio. The work was completed on time with excellence. He is detailed, careful, and does what he says he will do, including leaving the job site clean. I plan on calling him for more work in the future. One more thing, he has a tendency to do more than expected."

Epoxy Flooring questions, answered by experts

Always seal concrete stain to protect against wear and preserve the color. This applies to acid- and water-based stains but not always to concrete paint. Many paints designed for outdoor use contain ingredients designed to protect and waterproof without the need for additional sealant. Fortunately, learning how to seal concrete is something most DIY-savvy homeowners can tackle.

Yes, you can seal old or existing concrete, but proper preparation is crucial. The concrete surface must be clean, dry, and free of any incompatible old sealant. To check if an old sealer is present, drip a few drops of water onto the surface; if the water is absorbed in under five minutes, it's ready to be resealed. If you plan to use the same type of sealer that was previously applied, you may not need to remove the old layer. However, if you are using a different type of sealer, the old one must be completely removed. Before applying the new sealer, thoroughly clean the concrete and repair or fill any cracks to ensure a smooth, well-prepared surface.

Other garage floor concrete sealers besides epoxy include solvent-based acrylic and polyacrylic sealers, quick-drying polymer or polyurethane sealers, and scratch-resistant polyurea floor coatings that are ideal for exterior applications. These sealants come in basic clear forms and more decorative options, varying in price accordingly.

Concrete sealers will help your garage floors resist water, but they will not make the floor waterproof. You will need to purchase a specific waterproof floor paint for concrete and apply several coats over several days if you want your garage floor to be truly impermeable. While the process is similar to sealing the floors, the materials are different, and the need for multiple coats will extend the process and drying time.

Factors like the time of day you choose to seal the concrete, temperature, humidity, and airflow will impact drying time. To shorten the drying time, seal concrete in the late afternoon on a day with a temperature between 45 to 85 degrees Fahrenheit.
