"We had a toilet leak and couldn’t figure out why it was making our water bill go up and we called David out and he came in no time and replaced the broken part on our toilet. We didn’t even know what it was and he immediately knew the issue and the solution. He worked in a timely manner and gave honest and true work. 10/10 will be using this company from now on out."

"I have used Logan with L&L Services LLC for the past 2 homes I have owned. They are very professional and extremely fair with pricing. I have had water heaters installed, plumbing repaired, leaks found and fixed. They have always been kind and courteous while on the job. I would not use anyone else. Trust them completely."

"We pay yearly but we have this is included with our rental property. They are pretty good on most things. We had a hot water heater replaced and they did an excellent job on that. They are very quick on their response. They dont come out here. It is all done on the internet.  I just like the idea that one time service charge is so much better than trying to hiring someone to come in. It is more about convenience. It pays for itself."

Water Heaters questions, answered by experts

Electric water heaters use a high amount of electricity, so they’re best for homeowners who subsidize their electric bill with solar or who live in an area with inexpensive electricity. For others, gas water heaters versus electric water heaters may be the more cost-effective solution, with the added bonus of heating water quickly and efficiently. No matter which you choose, you can lower your water temperature as low as possible to keep costs down.

Homeowners insurance may cover the repair or replacement of a water heater if it's damaged by a covered peril, such as a fire or a burst pipe. However, policies typically do not cover repairs or replacement needed due to normal wear and tear, old age, or lack of maintenance. For these issues, a home warranty or a manufacturer's warranty may provide coverage. While the policy might not pay to fix or replace the malfunctioning appliance itself, it often covers the cost of water damage restoration caused by the faulty water heater. Always check with your insurance provider to understand the specifics of your policy.

Yes, hybrid water heaters can be noisy — noisier than traditional water heaters. The sound they produce is often compared to the hum of a dishwasher. Its noise comes from the heat pump’s fan and compressor as they work to pull in and compress the air. While it’s not totally disruptive, especially if the unit is installed in less frequented areas, like a basement or garage, it’s something to keep in mind if you’re sensitive to noise or if the unit will be placed near bedrooms or living spaces.

Yes, you can convert a gas water heater to an electric one, but it is a complex process. You will need to ensure there is adequate power for the new electric unit, as they require more power than gas models. The project also involves safely closing off the gas lines and ventilation, and some cities may require a permit for the conversion. The cost can range from $1,500 to $4,100, depending on the installation scope, plumbing and electrical work, and the water heater model. For an accurate quote, it's best to contact a local professional. Also, be aware that your monthly utility bills may increase after the conversion, as natural gas is typically cheaper than electricity.

Several signs indicate your water heater may be failing or in need of replacement. Key indicators include:

  • Age: A water heater older than ten years is approaching the end of its typical lifespan.

  • Water Quality: If you notice rusty or discolored water from your hot water faucets, or a foul odor similar to rotten eggs or sulfur, it can signal internal corrosion.

  • Unusual Noises: Banging, rumbling, or popping sounds from the tank often mean sediment has built up, causing the unit to overheat.

  • Leaks: Any water pooling around the base of the tank or visible leaks are clear signs of failure.

  • Performance Issues: A decline in performance, such as water not getting hot enough, taking longer to heat up, low water pressure, or decreased efficiency, suggests the unit is struggling.

  • Visible Damage: Obvious rust and corrosion on the exterior of the tank can indicate a more serious internal problem.

While these signs often point to replacement, some issues may be fixable. It's best to consult a professional plumber to diagnose the problem before investing in a new unit.
