Welcome to Coldwell Banker The Legacy Group - Buffalo Wyo (formerly known as Mountain West Realtors)! Broker Karen Buffington has been in the real estate business since 1988, and opened Mountain West Realtors in 1999. The opportunity to franchise with the oldest and most established residential real estate franchise system in North America (now one of the most trusted real estate networks in the world) recently presented itself to Karen and her team, who decided that "going blue" would be best for the people of Johnson County, specifically, Buffalo, Wyoming. "I felt that the programs and processes that Coldwell Banker and {Casper's franchise} The Legacy Group, have would enhance the great office and people we already have," says Buffington, who wants to continue providing their clients with exceptional, like-no-other-place-on-earth service. So yes, we have a new name and a different look. But the experience is and always will be the same. Please, come feel it for yourself.

I can appraise anything that moves or can be moved. I can travel short or long distances, I have never been 2nd guessed or questioned on an appraisal. I have been doing appraisals for 12yrs. I can appraise at you location or I have done them at auctions or at business locations. Everyone that has purchased my services have been very satisfied and have told friends and neighbors about me. I do time wise appraisals but thorough, prices for appraisals is based on item or items to be appraised I am very efficient and thorough. I ask for a small % up front (good faith money by the client) and the rest when appraisal is complete and the client is satisfied with the results or payments can be worked out before appraisal is started as agreed to by both parties. I am available 24/7 by cell or landline phone or e-mail.

Property Appraiser questions, answered by experts

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

In most cases, you can expect home automation to boost your home value. This technology makes the homeowner’s life easier and more comfortable, and some provide increased safety and protection. Buyers will likely recognize value in security systems and utility monitors, as well as comfort-focused upgrades that save on electric bills while keeping interior rooms at the desired temperature and humidity. On average, you can expect a 50% and 75% return on investment on home automation services, and potentially even more if the automation reduces homeowner’s insurance.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Home and property appraisals cost about $355 on average, ranging from $250 to $500, depending on the size of the home and property, age of the property, comparability to nearby homes, and location. While single-family homes typically cost between $300 and $400 to appraise, multi-family home appraisal can cost $500 to $1,000 due to the increased size and building complexity.
