"They immediately got started and started snaking the drain. The equipment they were using broke several times and had to be adjusted. They kept going and at approximately 40 feet in to the drain came to what appeared to be an obstruction. They informed me there was an obstruction in the line and provided a estimate of approximately $3900 to dig the line and replace what they believed to be a crushed line. That said, the obstruction was not fixed on the initial visit, but I was informed the original call cost would be deducted from the 5 foot spot fix for the crushed line.
Fortunately, my son in law was here for the holidays and he and I agreed the repair ($3900) was well outside of what was reasonable and that we would attempt to fix the crushed pipe ourselves. My single best decision from the not so good experience above. The Mr. Rooter plumber did show me approximately where the obstruction was outside my home so we started digging there today. We found the obstruction was actually an outside service pipe that had been installed by the previous owner. My son in law and I, opened the service line, relieved the pressure, ran my garden hose down the pipe and completely cleared the obstruction. All that said, I went from a costly service call ($262) to a $3900 repair in about 40 minutes using Mr. Rooter. Maybe if the equipment had been in better condition it would have gone through the pipe easier, don't know. I had used Mr. Rooter about 2 or so years ago and had a completely different experience and paid just under $100 (still costly) for the exact same service and that representative was able to rund the snake clear to the road, over 100 feed. Overall, nice representatives, not so good equipment, maybe a little more expertise prior to going for a costly repair. Thank goodness my son in law was home. We were actually done by 3PM, I now know the location of the outside service access and had a nice lunch as well. Again, get an estimate on the phone before you have them come to your home."

Land Clearing Services questions, answered by experts

In Wheeling, regular maintenance includes inspecting property boundary markers every 3–5 years, especially in industrial or riverfront areas where markers may shift due to erosion or flooding. Keep your land records and property surveys updated and stored digitally to prevent loss from water damage. Maintain clear property lines by trimming vegetation and monitoring for soil movement, particularly in neighborhoods near the river or with steep slopes.

Helpful?

In Wheeling, schedule land surveying promptly if you’re buying or selling property, resolving property boundary disputes, or applying for building permits. If your property is near the Ohio River or in a flood zone, act quickly after heavy rain or flooding events. For agricultural or commercial land, consider local market activity and seasonal weather, such as spring floods or winter snow, to avoid unnecessary project delays.

Helpful?

In Wheeling, land surveying projects often become more complex due to steep terrain, elevation shifts, and the city’s proximity to the Ohio River, which increases flood risk. Historic neighborhoods like Centre Market may have incomplete land records or unique property boundaries. Past coal mining activity can cause underground shifts, while dense downtown development and narrow streets can restrict survey equipment access and require creative solutions.

Helpful?

Land surveying in Wheeling anticipates future changes by documenting zoning requirements, property boundaries, and utility easements. Surveys often include elevation data for flood-prone areas and identify features like shared driveways or access points. By capturing details about adjacent lots and using digital survey formats, updates can be made easily if you plan expansions or if local development or city plans impact your property.

Helpful?

In Wheeling, the longevity of land surveying work depends on using durable markers like stainless steel or brass, especially in areas prone to flooding or industrial activity. Accurate, up-to-date land records and digital backups are essential. Familiarity with local zoning regulations and the unique geography—such as hillside lots or riverfront properties—ensures surveys remain reliable as property boundaries or land use change over time.
