"The man who came, cleaned out the back of the refrigerator. He was even kind enough to let me clean the floor when he moved the refrigerator out. When he got done, my refrigerator purred. Overall, vinyl isn’t as durable as linoleum, but it performs best in areas with high levels of moisture. Luxury vinyl plank (LVP) or luxury flooring tile (LVT) has added durability with just a slightly higher price tag. 

Hardwood offers the highest ROI at around 75%. Engineered hardwood, tile, reclaimed wood, and laminate also increase a home’s value but with lower ROIs. Lighter tiles tend to increase a home’s value slightly more than darker tiles. Taking the ROI into account when you choose flooring can increase your home value and allow you to recoup some or all of the cost to install it.
