The average guest house is between 600 and 1,500 square feet. If you are unsure of how large you should build it, a good basic rule is to have one bedroom for every two occupants, at minimum. Generally, one bedroom for every one to two people is a good ratio. 

A custom home is one that you design from the ground up, allowing you to customize everything from the square footage to the interior layout to all of the materials used. A spec home is one that a builder has designed and gotten approvals for. Spec homes may give you some limited options for the layout and materials, but most of the build is pre-set. Custom homes cost more and take longer to build.

Contractors may require a down payment before they begin a project—especially for those that require a lot of materials. Check with your contractor to see how much they require up front before signing a contract, but they should not ask for more than 50%. Never pay in full before work begins.

The term “cottage” is subjective, so there’s no rigid definition, but it generally refers to a small home with simple and purposeful architecture that embraces nature and focuses on charm over everything else. Cottages are typically 1 or 1 1/2-stories tall, usually with gabled roofs, and are built out of natural materials that help make the structure a part of the surrounding nature rather than something that stands out from it. A guest house is not a bump-out addition. A bump-out addition is a small home addition built onto a preexisting room of your house, like a bay window or walk-in closet. While you can do a bump-out addition to a constructed guest house, a guest is not a bump-out addition. Other common bump-out additions are extra living room seating, space for a bathtub in a bathroom, and extra cupboard space in a kitchen.
