"They will change the contract, promise a refund and never send it. They also will not respond to inquiries. Promised call backs that never happen. Promised call from manager, never received. We had the work done in May and they are still keeping my money as of August. If they change the work order do not pay the full amount unless you get a new contract. I made the mistake of trusting them."

Yes, you can live with a cracked foundation—in fact, most people do. Virtually all foundations crack from normal settlement, and while settling cracks benefit from sealing to prevent water and moisture intrusion, most aren’t an issue. Whether or not repairing your foundation is worth it before selling depends on the extent of the damage, the cost of the foundation repair, and your timeline for relocating. If the damage is major or structural in nature, chances are you’ll sell at a higher price if you take care of the problem beforehand. You should consider the cost of the repair first, though, as laying out thousands might not be possible with your budget. Additionally, if you’re in a rush to relocate, you might want to repair before selling so as not to limit your buyer pool.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs.
