"Josh Johnson with Vertical Inspections conducted a professional inspection of the home I am buying. He was knowledgeable, thorough, and allowed me be with him during the inspection. He was patient and comprehensive in explaining any questions that I had as he was performing the inspection. Josh also assured me that he would be available for any follow-up questions that I may have. He did the inspection on a Monday evening and documentation arrived on Tuesday. It was a very methodical report with over 50 pages with pictures referencing his documentation. Even my realtor commented that it was one of the longest inspection reports he had seen. I will highly recommend Josh to friends and family."

"Steve was fantastic. We initially inquired about having a mold inspection done on our older cabin. He communicated efficiently to set up the appointment, and was extremely thorough in the inspection. He was upfront about having a 2 hour minimum and in this extra time, did a very thorough inspection of the home. It was well worth it! Very knowledgeable, and so professional. I would highly recommend Steve!"

"I replaced all my windows, gutters and downspouts. The crew showed on time each day and job took less than 3 days. The area inside and out was cleaned up each day. I was very satisfied with the work that was done. I will use Ridge Top again and recommend them to anyone who needs work done on their home."

Home Inspection questions, answered by experts

Hearing or feeling vibrations in your house can be unsettling, but there are a few possible causes for a vibrating noise in your wall or floor. Light bulbs and fixtures, circuit breakers, loose pipes, or faulty wiring could all cause vibrations. If you’re not sure what’s causing the vibrations, you can call a contractor to assess your home and narrow down the cause.

Yes, an inspection contingency is likely a good idea, regardless of if you’re buying a new or older home. It can give you a set number of days to respond to objections that might have been found in the inspection so you can make an informed buying decision.

A half bath is a selling point, adding about $8,000 to $10,000 to the overall value of your home. Removing it can decrease your home’s value—particularly if you have too few bathrooms for the number of bedrooms. That said, it may not make much difference if the number of bathrooms isn’t a problem. You could add value by utilizing that space differently, like a laundry room or workspace.

Most homeowner policies don’t cover damage to the actual French drains themselves. However, some insurance policies do cover flood damage. In the event that your current system fails and your French drains need to be fixed, you could be covered for any damages incurred. Check your insurance policy to see how they pay out for water damage if a drain system fails.

Even if a homebuyer has no intention of using the fireplace installed in the home they’re thinking of buying, it’s vital to know when the fireplace and chimney were last inspected. Aside from learning that it can operate properly, homebuyers will want to know that the structures themselves are sound and won’t affect the integrity of the surrounding home. With full knowledge, homebuyers can then make plans for any necessary repairs before they move in.
