"Jason Ray did the appraisal. Used the most ridiculous comps in the world, came in 42k less than list price. And charged $2,000 for the appraisal. Talk about highway robbery! When confronted with discrepancies in the chosen comps, he refused to evaluate further even to adjust for land value. Apparently in his eyes, land has no value. Comps he used had 0.5 acres, 1.5 acres and 4.0 acres... our property had 6.14 acres. All comps used had 3 bedroom homes, ours has 4. Nobody looking to purchase a 4/2 home with over 6 acres, would even consider looking at a 3/2 home with 0.5 acres! Other more reasonable comps were available that would support the list price of the home, he chose not to use them. Completely and utterly ridiculous. Charging that much for a half assed appraisal should be criminal and I pitty the fool who willingly hires this man for an appraisal, unless of course you like overpaying to get screwed out of a large chunk of money."
