"Yes! Eduardo and his son did a great job and I highly recommend them to anyone. There’s a lot of contractors who reached out about this project but what I really liked and one of the reason why I hired them because when Eduardo came out to look at the projects he listened and and then he shared with me his thoughts, unlike the others who just insisted this and that and I even almost kicked one out of the house already. After all, we the homeowners are the customers . Anyways, there’s more projects ahead of us and I definitely don’t mind having them to come out for estimate. We showed photos to friends and families and they all loved it."

"We worked with Ali (sales manager) and Tony (project manager), who took the time to design a project that made sense for our property and our budget, made a number of suggestions and recommendations and were never pushy or tried to "sell" us on something. The crew really went above and beyond to provide top quality workmanship and overall we were in very good hands. Highly recommended!"

"Our 1980s era house only had a couple bolts holding it to the foundation. Even a modest earthquake would likely shear the bolts and allow it to move it off the foundation, making it uninhabitable. The crew came and added bolts to the sill around the entire perimeter of the house -- in both the crawl space and garage. The bottom half of the drywall had to be removed and replaced in the garage so that the sill could be accessed. In areas of the crawlspace where two stories were being supported above, cripple walls of OSB were put in place to reinforce the stud walls. We had to keep putting off Seismic NW because of an ongoing remodeling project at our house -- they were very flexible. The only snag we had was that the original bid was for a much broader scope of work and they forgot to change that in the final invoice -- a $7K difference. We pointed this out and this oversight was fixed immediately."

"We just completed a dining room remodel, and I couldn?t be more pleased. The design they suggested was perfect for our family, modern yet timeless. The contractors worked efficiently, stuck to the schedule, and delivered results that far exceeded expectations. Our dining room is now a place we actually want to spend time in, and we?ve already started hosting family dinners again."

"I didn't feel they ever took the time to understanding exactly what we wanted to have done. They seemed to be looking for a big project not just a kitchen remodel. The estimate for our kitchen was 3x our budget.

Subcontractors questions, answered by experts

If your project is complex, it may make sense to hire an architect to draw plans. An architect might also be a good person to hire if you want to ensure your plans adhere to building codes and regulations.

You have three options in terms of professionals who can draw up blueprints: a draftsperson, an architect, or a structural engineer. A draftsperson can sometimes draw up plans for new construction, but they more often work from approved plans for alterations or to provide 3D drawings. Architects are usually the best option for standard residential construction projects. Structural engineers might be necessary for custom home builds or for alterations that could affect your home’s structural integrity. Draftsmen cost the least of the three, followed by architects and then structural engineers.

No, it’s not legal for unlicensed individuals to conduct structural calculations for buildings or building repairs. Not only do licensing requirements prevent DIYers from tackling this project, but mistakes can also be extremely dangerous and put your property and anyone inside or near it at risk of severe injury or even death. You should always hire a licensed and certified local structural engineer to make structural calculations.

Most Greek Revival architecture homes are one and a half to two stories, depending on the footprint, which sets them apart from some Federal architecture homes that are three stories. The gabled roof on the second floor can sometimes cut into the living space, especially on smaller homes of this style, which leaves a much smaller living area upstairs.

Depending on what the blueprints are for, a qualified draftsperson, contractor, or architect can draw them up. In some cases, including specialty permitting for a build, you may be required to use a licensed architect.

In many cases, a blueprint drawn up by a certified professional is required before a city or municipality approves a permit.
