"We hired BK for a home appraisal. They were prompt and had the paperwork to us quickly. Thier appraisal was identical to what the mortage company's appraiser did a month later."

"My recent experience with the Melton Team was the best (of my five sales or purchases with them) by far; amazing, considering it had the most “glitches!” I had a townhouse to sell that needed repairs, and Erin was instrumental in communicating with the HOA to make sure they were done. Even when the HOA balked, changed their contact person, and generally tried to give us the runaround, Erin was tenacious. All the work that I’d tried to get done over the past few years was completed in a matter of weeks, and on time for closing. When the closing date kept changing due to buyer’s paperwork, Erin kept me informed constantly. I always felt confident that the closing would happen without any unnecessary delays. Throughout the process, Erin explained every step, process, figure, and every bit of paperwork. Not being a financial genius myself, it was very reassuring to know that she had everything under control. I trust Erin completely, and I’ve relied on her five times now for her outstanding knowledge, integrity, and abilities. She is also a joy to work with; she is professional, efficient, patient…and so nice! I would never consider changing realtors…and I hope many others will work with her for their property sale or purchase!"

Property Appraiser questions, answered by experts

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

Yes, appraisals are often used for property tax appeals, estate planning, and determining market value.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.
