"APP initially came in to encapsulate our crawlspace and renovate our bathroom in our new home due to water damage. Some structural issues were discovered, and they were able to fix those as well. Our bathroom turned out beautifully and we could not be more grateful to Hunter and his team – Nathan Patterson, Robert Railton, and Steven Ingold. Our crawlspace is now fully encapsulated, complete with new plumbing and new jacks under the bathroom. Their communication was fantastic, they thoroughly explained what was needed each step of the way and were extremely patient with my design changes. They did a very thorough job that will last a long time. We love how the bathroom turned out, thank you SO much for bringing our dreams to life! We look forward to working with APP again on any future projects!"

"i needed a survey, drain field layout for pump type system, house site, and well placement. this survey included vacating 3 lines separating this property into 4 lots, in order to make it into 1 lot of .813 acre. Dr. Brooks always to a text or phone call within 24 hours. This is a one stop shop surveying, soil engineering/testing, well placement, and home placement. This saves time and resources, not going to separate firms for related services. Dr. Brooks surveys and plat layouts are crisp and display exceptional attention to detail. it is also worth stating that Dr. Brooks has cultivated numerous professional relationships with local government and utility companies which make the transition through this complicated process far easier. Dr. Brooks, Acres of Virginia will always be my first choice for surveying and other engineering services. Their professionalism saved me time money and made everything run smoothly. L.H.Paine."

Structural Engineering questions, answered by experts

Yes, all states require structural engineers to carry the proper license, with specifics determined by each state. You can use Angi’s state licensing tool to confirm that the structural engineer you’re considering holds the required licensing to tackle your job. Hiring an unlicensed structural engineer will not only cause issues with permits but it could also lead to an unsafe building. The cost of a professional, licensed, and experienced engineer is well worth the investment.

A construction manager is particularly useful in the case of a large-scale build with custom design elements, so it’s usually worth it to hire one. They can help manage your budget, maintain quality control, oversee timelines, and navigate unexpected hurdles. While construction managers are pricey, they can actually save money in the long run by identifying cost-saving opportunities and ensuring the project stays within budget.

The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:

  • Do you have experience working in my specific area?

  • Do you have professional indemnity insurance?

  • What will your structural report cover?

  • Do you charge a flat fee for a structural report or by the hour?

  • How long have you been in business?

  • Do you have a list of customer references?

In framing, studs are placed at 16-inch intervals to coincide with the typical spacing of wall materials such as drywall or plywood. This spacing is called "on-center" and is necessary for maintaining structural stability and efficient use of materials. The 16-inch spacing also helps to distribute the weight evenly across the building's structure. For those looking to cut material costs and improve energy efficiency, 24-inch stud spacing can be employed through a method called "advanced framing". This requires careful planning and adherence to local building codes to ensure structural integrity.

Yes, unresolved damage can decrease property integrity and market value.
