"Arjon Painting was a complete life saver. I had a tenant do a lot of damage to just one bedroom and I just needed texturing. We had a quote from one contrator and one that showed up, but never heard from either one. I posted to Anji's list stating it was a small job hoping I could get anyone to come texture this room. He called me right away and came out and gave me a quote. He came out the next day and got it done in just a few short hours. It looks amazing and it is nice to know that there are some contrators willing to do small jobs to help out people in need! I could not have done this without him. He was polite, friendly and very punctual. He always called me to let me know he was on his way, which I appreciated. For me acknowledgement is huge and the other two contractors could have just sent me a text to say they were not interested, but did not have the courtesy to do that. I would highly recommend Arjon Painting and not the other two that I will not name."

If you’re DIYing the project, it could take up to a week if you aren’t able to dedicate full-time hours. Sanding and pressure washing are both effective ways of maintaining your deck, but one method isn’t necessarily better than the other. Instead, they have different purposes and benefits. Pressure washing cleans dirt and grime off a deck and should be done every year. Sanding removes the old finish and prepares a deck for staining or sealing. This should be done every one to two years.

Sandblasting can be expensive, depending on the scope of your project and the materials involved. Costs can range from $700 to $12,500, but most homeowners spend $3,200 to have a 1,000-square-foot surface sandblasted. Sandblasting services cost $50 to $80 per hour, though most pros charge by surface area at $1.50 to $7 per square foot.

Sandblasting refers to the process of cleaning a surface using compressed air and aggregate. Soda blasting is the gentlest type of this method, but it differs from sandblasting that uses mineral or other aggregate, since sodium bicarbonate breaks apart more easily than other forms of blast media and, therefore, cannot be reused.

The best way to sand a deck is by cleaning it, sanding the boards and stairs with 60- or 80-grit sandpaper, and sanding the railings and posts with 80-grit sandpaper. You should sand in the direction of the wood grain to avoid damaging the timber. When sanding your deck, use medium pressure and aim for an even sand. Pressing too hard with a sander can damage decks, as most are softwoods.
