First off, Sharon insisted that we get the house appraised and provided us with her so-called excellent appraiser "James Moore". Don't go with him either. He was supposed to look into many homes in the area and consider the increase in home prices, etc. but he did none of that. Instead, he took six days to get back to us, told me on the phone that he had completed the appraisal within a few hours and called us past 9:00 p.m. the night before we wanted to list the house. He compared our home to ones in the same neighborhood only and did not consider any of our upgrades and energy efficiencies. The homes he compared were sold over 3 months ago or longer. He also sized it much smaller than our original appraiser had done. When I told Sharon what he came up with, not only did she tell me to go with his sizing (which is ridiculous) but she also said that we should price it at what he said or LOWER! That was crazy and for some reason, we bought it. We went slightly higher and that was not enough. She was obviously dying for us to make a quick sale and didn't want to do any work to get the money. I will describe more later as to the poor experience but in the meantime, another house in our small neighborhood sold for over $20/sq. ft more than ours and was not upgraded as ours was. Their bathroom was remodeled but nothing else was. We remodeled all bathrooms and kitchen, had travertine floor and hand-scraped wood floors, new landscaping, 16 Seer A/Cs, radiant barriers, and more. We had architectural features including the alcove for our wood-burning stove. I figure that we lost over $100,000 due to her tactics and the way she bullied us. I have been suffering for over a month in depression because of this. More details. The house was supposed to be listed on Thursday and I saw no evidence of it other than on her website. On Friday, I asked questions as to where the listings were online and was told it would take time. Finally, Sharon told me that it was on MLS and Realtor.com. I looked and it wasn't there. I sent an email to her and her staff and finally got a reply. Apparently, one of them forgot to check the box to post it to the internet. So it didn't get published to the two sites until Friday afternoon. We didn't have anyone call on Saturday but we did have two showings on Sunday. The people that saw it told her they would offer us something that night - we got the message just after their appointment viewing time ended. They offered us less money and Sharon told me that we should accept it. We counter-offered and she sounded very annoyed and didn't agree. Of course, they accepted it. We should have never priced it so low. What amazes me is that I see here that she is selling another home in Coppell for $175/sq. ft. She could have done that with us and allowed us to not lose money on our home. We told her that it was a sellers' market, that prices were rising, that homes were scarce and that we had lots of time. None of that worked - she insisted that we should price the home so that the banks would accept it based on other homes. That was all garbage. Obviously, banks are providing mortgages for higher-priced homes; and she's selling one of those homes (actually, I had seen on her site at that time that she was selling another for over $170/sq.ft). I don't know why she argued with us and coerced us to lose money. We spent over $200,000 on the home within the last five years (we lived it in less than five years) and we barely got that money back. Plus we had to pay the realtor fees, etc. out of our own pocket. Looking back, she must have just wanted the money quickly and not have to do any work. Her behavior is unethical. I had read a review about her on Yelp prior to choosing her and made the mistake of not considering it. The person had the same bad experience. She bullied him and got away with it. Another thing - she never stood up for us. Every time the other agent requested something, she would just pass on the email. She never gave us advice, only sent us his requests. Let me say something else about her team. They don't communicate with each other. I had to tell them what to fix in the flyer they prepared of our home. They had stupid irrelevant info in there where there were lots of things that could sell the house. They even had a line "appraised at ___". I told them to take it out because there was obviously no appraisal value we wanted shown since it was so low. I spent time fixing the "features" list and sent it to them only to get back the same thing. The sign had not been put up until the last minute and neither was the lock-box. I had to tell them to do it. Sharon gave us a long sales pitch when we met her yet never gave us any references. She refers to how her listings get on all these sites, but when you look at the URLs, there are multiple repeats and the data is old - some sites don't even exist. Please trust me that Sharon does not have your best interest at heart. I suggest you go with someone who is at least nice and takes into consideration what you want. We fully regret ever hiring her.
