"Michael was awesome! This is the first time in my life I have ever had to have an appraisal done on property and I am so very pleased that I gave him a call. He arrived on time. He listened to me as I explained what my needs were. He took the time to explain certain aspects of the appraisal which I greatly appreciated. He was very kind, courteous, professional, and knowledgeable. I highly recommend him."

"My wife and I recently sold our home with Hilton Realty Advisors and are now finishing the buying process.  Matt is a pleasure to work with. He is always upbeat, and ready for a challenge. He is very responsive to phone calls and emails regardless of time or day. Matt is prepared to answer the tough questions and give you honest answers. He is your advocate from the beginning to the end of the process. Matt has superior knowledge and is well respected among his peers. Matt demonstrates a love for his profession, his clients, and for his community. His firm?s dedication to serving the community was one of the things that made us choose Matt. We would have no hesitation in recommending Matt to family or friends for any real estate needs large or small. We both will consider Matt a friend long after this process is over.

"Very well. We have had 4 remodeling projects done over the years and Stan is the best contractor we have ever worked with BY FAR. He listens to what you want and offers insight, ideas and suggestions, but the final decision was always ours. It's been 6 months since the work was finished and I still smile everytime I look at my beautiful kitchen. I love it! Stan is trustworthy, dependable, punctual and honest. I have 2 more projects I'm thinking about and when I'm ready, Stan will be who I call. Yes, he's that good."

Property Appraiser questions, answered by experts

Estate shutters are considered a high-end window treatment that increases home value. As previously mentioned, this project comes with an ROI of up to 75%. Shutters can also improve your home’s energy efficiency, especially if you choose PVC or faux wood shutters, which will lead to long-term savings on your energy bills.

Whether or not new windows increase property taxes depends on where you live and by how much your upgrade increases your home’s value. Smaller projects likely won’t result in increased property taxes, but it’s always a good idea to err on the side of caution and check. Contact your local county appraisal department for the most accurate information about property taxes in your area.

The condition and appearance of your yard can affect your home appraisal value. A well-maintained, attractive yard with curb appeal adds to a property’s value, while an overgrown, messy, poorly maintained yard can hurt your home’s appraisal. Even small cosmetic improvements to your yard, like adding mulch, trimming trees, and cleaning out plant beds, can help your appraisal value.

Depending on the size of the home, the appraisal itself can take several hours. After the appraiser’s visit is complete, it can take between a few days and a few weeks to get the report back. This timeline is largely dependent on the appraiser’s workload, research requirements, efficiency, and other factors.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.
