Small service based business , serving builders, home owners alike.

"Porch already had roof and cement floor. We purchased the windows, glass sliding door, and two ceiling fans to be installed. L-L installed bead board ceiling, sheetrock, two electrical outlets, insulation and siding and the items we purchased. The sliding door was already installed when I saw a large crack in the door frame that he had not seen. Regardless of how it got cracked or when, it is my mistake for not stopping the job and ordering another. (I thought it was too big to not have been seen.) He suggested the bead board ceiling and suggested various ways I could finish it - stain, paint. But staining was out of the question at the end of the job after I saw a large semi-circular black mark on the ceiling evidently scraped by the fan when testing it? The pine? wood on one side of one window wept before I got it painted. The contractor was not confident with installation of the sliding door and screen and offered work-arounds to make it work which was not acceptable, so he kept with it until a solution was found. During the remodel, he made comments many times about how the supplies cost was more than he anticipated. He cussed at and berated his helper. I stated from the start of the job that I would do the painting. I had no idea until the job was completed that "the painter has to do all the caulking." I asked how he intended to keep the bottom wood from rain/rot. He stated it was treated lumber and he would spray some foam. Very little foam was used. I think the porch should have been "wrapped" but I'm not certain. He reattached my existing gutters which leaked like crazy. I immediately removed them and had another company install brand new ones. This job was done January/February 2018. The floor still leaks to this day. We are now convinced water is seeping in from the cracked door frame (we have recaulked, recaulked and recaulked at floor level). We have ripped out the bottom sheetrock twice. We have now left the sheetrock open until we can buy another door and find someone else to repair this situation. Early on I spoke with him about it and he offered to come back, but I do not want him back. The positive things I can say is that he showed up every day and he did a great sheetrock job. I asked for it to have smooth seams and it did. I am torn about writing this review. He would be a good sheet-rocker. Not a porch remodeler. His specialty seems to be more of furniture building, closet builder, looking at his FaceBook page. There is an unauthorized photo of my ceiling posted (prior to the scrape) but it's okay. There are days I feel like ripping it all down."

Contractor services FAQs

Generally, general contractors charge between $50 and $150 hourly, though not every contractor charges by the hour. If charging based on the project, you can expect a markup of 10% to 20% of the construction cost. You can expect to pay between $300 and $500 daily if charged by the day.

General contractors are the ones that coordinate home construction projects. They are in charge of the day-to-day oversight of the subcontractors to ensure that the project is completed on time and to resolve problems as they arise. General contractors:

  • Complete pre-construction planning, both with the customer and crew

  • Provide realistic cost estimates

  • Develop construction timelines

  • Ensure deadlines are met

  • Acquire permits as needed

  • Purchase supplies and materials

Before hiring a general contractor for your home project, it’s a great idea to write down a list of questions to discuss with each prospect. Some example questions to get you started include:

  • Which types of insurance do you carry?

  • Can you provide a list of references?

  • What is the expected timeline for this project?

  • How will my project be supervised?

  • Will you hire subcontractors for the job?

  • What is the best way to communicate changes?

  • Will you obtain all of the required building permits?

While city and state laws vary on general contractor licensing requirements, hiring an unlicensed general contractor could lead to poor quality work, costly future expenses, and potential code violations. Be sure to check our state licensing tool to review the local general contractor guidelines for your area.

As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:

  • The owner, principal, or relevant manager passed a criminal background check

  • Required to have applicable state and local licenses

  • Maintain an average star rating of 3.0 or better on our network, if they have at least one review

  • Paying to advertise their services

  • Meeting any other eligibility criteria required by Angi

Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.

Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.
