First off, Sharon insisted that we get the house appraised and provided us with her so-called excellent appraiser "James Moore". Don't go with him either. He was supposed to look into many homes in the area and consider the increase in home prices, etc. but he did none of that. Instead, he took six days to get back to us, told me on the phone that he had completed the appraisal within a few hours and called us past 9:00 p.m. the night before we wanted to list the house. He compared our home to ones in the same neighborhood only and did not consider any of our upgrades and energy efficiencies. The homes he compared were sold over 3 months ago or longer. He also sized it much smaller than our original appraiser had done. When I told Sharon what he came up with, not only did she tell me to go with his sizing (which is ridiculous) but she also said that we should price it at what he said or LOWER! That was crazy and for some reason, we bought it. We went slightly higher and that was not enough. She was obviously dying for us to make a quick sale and didn't want to do any work to get the money. I will describe more later as to the poor experience but in the meantime, another house in our small neighborhood sold for over $20/sq. ft more than ours and was not upgraded as ours was. Their bathroom was remodeled but nothing else was. We remodeled all bathrooms and kitchen, had travertine floor and hand-scraped wood floors, new landscaping, 16 Seer A/Cs, radiant barriers, and more. We had architectural features including the alcove for our wood-burning stove. I figure that we lost over $100,000 due to her tactics and the way she bullied us. I have been suffering for over a month in depression because of this. More details. The house was supposed to be listed on Thursday and I saw no evidence of it other than on her website. On Friday, I asked questions as to where the listings were online and was told it would take time. Finally, Sharon told me that it was on MLS and Realtor.com. I looked and it wasn't there. I sent an email to her and her staff and finally got a reply. Apparently, one of them forgot to check the box to post it to the internet. So it didn't get published to the two sites until Friday afternoon. We didn't have anyone call on Saturday but we did have two showings on Sunday. The people that saw it told her they would offer us something that night - we got the message just after their appointment viewing time ended. They offered us less money and Sharon told me that we should accept it. We counter-offered and she sounded very annoyed and didn't agree. Of course, they accepted it. We should have never priced it so low. What amazes me is that I see here that she is selling another home in Coppell for $175/sq. ft. She could have done that with us and allowed us to not lose money on our home. We told her that it was a sellers' market, that prices were rising, that homes were scarce and that we had lots of time. None of that worked - she insisted that we should price the home so that the banks would accept it based on other homes. That was all garbage. Obviously, banks are providing mortgages for higher-priced homes; and she's selling one of those homes (actually, I had seen on her site at that time that she was selling another for over $170/sq.ft). I don't know why she argued with us and coerced us to lose money. We spent over $200,000 on the home within the last five years (we lived it in less than five years) and we barely got that money back. Plus we had to pay the realtor fees, etc. out of our own pocket. Looking back, she must have just wanted the money quickly and not have to do any work. Her behavior is unethical. I had read a review about her on Yelp prior to choosing her and made the mistake of not considering it. The person had the same bad experience. She bullied him and got away with it. Another thing - she never stood up for us. Every time the other agent requested something, she would just pass on the email. She never gave us advice, only sent us his requests. Let me say something else about her team. They don't communicate with each other. I had to tell them what to fix in the flyer they prepared of our home. They had stupid irrelevant info in there where there were lots of things that could sell the house. They even had a line "appraised at ___". I told them to take it out because there was obviously no appraisal value we wanted shown since it was so low. I spent time fixing the "features" list and sent it to them only to get back the same thing. The sign had not been put up until the last minute and neither was the lock-box. I had to tell them to do it. Sharon gave us a long sales pitch when we met her yet never gave us any references. She refers to how her listings get on all these sites, but when you look at the URLs, there are multiple repeats and the data is old - some sites don't even exist. Please trust me that Sharon does not have your best interest at heart. I suggest you go with someone who is at least nice and takes into consideration what you want. We fully regret ever hiring her. They showed up on time. The two ladies who cleaned were very friendly and had very sunny dispositions. The products that they used left my home smelling wonderful and clean. As I mentioned, this house was grossly dirty with an enormous amount of animal hair everywhere. They did a great job of tackling that. I was. Impressed that when I casually mentioned that they missed cleaning a drawer in my kitchen, that Tammy offered to come back out to rectify the situation. I declined because it was no big deal. Though Forrest usually works in Orange County he agreed to come to Jasper. Forrest gave me an estimate of about $40,000 for all work planned. The work included several projects outside for $20500 and a kitchen and master bath remodel inside for another $20000. Forrest said the work outside would take about two weeks to complete and then he would be ready to begin work inside. I decided to split the contract into two separate jobs due to personal financing. At the time I explained to Forrest we may or may not immediately go forward with the second part of the project but I definitely wanted to complete all outside work as we discussed. I signed a contract with Forrest on 1/17/2013. Painters arrived at my house first. The painters did a terrible job. They did not cover my windows and sprayed paint on the windows (this was not discovered until recently). They replaced little of the rotten cedar on the house and did not paint a large portion of the house. In addition they did not show up for work the majority of the time. The painters tried to tell Forrest they were finished with the work so they could collect their money. Forrest came to check completion and found the work was not completed. The painters were fired when Forrest found out the work was incomplete. None of this was communicated to me until the new painter showed up. He told me Forrest had fired the other painters and hired him. This person began painting my house. He worked hard ALONE. I was under the impression that I had hired a general contractor with a crew. As stated earlier, work was supposed to be completed in two weeks. My contract stated I would pay 1/3 at the time of signing contract, 1/3 halfway thru project, and 1/3 on completion of project. As stated above I signed the contract on 1/17/2013. I included 1/3 of the cost of the project in a check enclosed with the contract. On February 4, 1013 Forrest came to the house with a crew and began framing the pole barn. He asked for the second check because he needed to "order materials to finish the pole barn. Nothing was completed on the house at this time. Painting was still incomplete, no work was completed inside the garages, the mudroom was not started. I did not want any delays or problems with work so I wrote Forrest the second check making a tragic mistake. Forrest told me he would return the next week to complete the pole barn with his crew. They would also begin work on the mudroom. He would not be able to be on the job full time but planned to stay in Jasper a couple of nights per week so he could "be there to oversee the work." From this point forward a crew never showed back up at my house. The second person hired to paint my house finished almost the whole project ALONE. I could write a novel with complaints so I will summarize instead with the following: 1. Communication: I asked Forrest to come meet with me about my dissatisfaction with the work pace. The arrangements I made were after school (I am a teacher). He showed up at my house at 11:00 knowing I was at school. Several times I tried to talk with Forrest to explain how I wanted the mudroom designed. His answer was always later. I finally managed to get a meeting with Forrest. During this meeting he was very defensive and aggressive. We did seem to resolve our differences, however. The meeting seemed to end on a decent note. He told me the painter, Coy, could speak on his behalf. If I had problems, speak with Coy because he could not send a crew to Jasper. I was very frustrated with the pace of the work and with communication. This became a tremendous problem. When I would request something I was told, "Forrest said no." Forrest was never available to come back to Jasper and address problems. The answer was just no. I finally refused to speak with Forrest because of his confrontational behavior. My husband tried to communicate with him and had problems. My husband and I both work and did not have time for arguing with a contractor. My son took over trying to get the work finished. Forrest hung up on my son and behaved very aggressively with him as well. 2. General Contractor Guidance: I thought by hiring a general contractor I was hiring someone who could direct me in making construction decisions. Some of the things Forrest failed to put in the bid and I overlooked: air conditioning in the mudroom (this is a place we included a shower, washer, dryer, and closet for storage). This was a "finished mudroom/utility room." I wanted it to "look like part of the house. Not a closed in garage." Forrest claimed he did not know I wanted an air conditioner. When we were doing the walk through estimate he told me he would be able to vent from the house into the mudroom. According to him, this wasn't included since I was not doing the kitchen renovation. According to my air conditioning company venting across the kitchen was never a possibility. I wound up with a window unit, not something I wanted for the room. No garage door opener was included in the bid. Forrest knew my plan was to park my trucks in the garage. This should have been included in the bid. There was a window in my kitchen looking into the breezeway. When we talked about kitchen renovations the window was to be closed. Forrest did not include this in the bid for the mudroom and planned to leave a window looking into the mudroom. Definitely not something someone wants to look at from the kitchen table. I paid an extra for this to be closed. I did not mind paying the extra but I do feel this is something that a professional contractor would have pointed out to me. 3. Samples to choose: Forrest told me his foreman would come to my house with "a truckload of tile samples and paint samples for me to choose from that would be in my budget." When it came time to pick paint samples, nothing was planned. There were no samples for me to choose. The painter said to give him an idea of what I wanted and he would go to town and pick up some samples. It was 7:00 at night when I was told this. My "truckload of tile samples" I could choose consisted of five cheap pieces of small tile (I requested the large tile) left on the floor for me to select. I told Coy none of the samples were acceptable. I went to Lowes and picked out tile in Jasper. Coy was supposed to pick up the tile for me and I would pay for it. Forrest said no as usual. He had tile very close to what I wanted. He did not. Several days passed. By the time he returned to Lowes there was not enough tile for the room. Another cheap piece of tile that I did not like was left as a sample for me. The tile was needed the next day. Nothing like last minute and no planning. I was forced to drive to Beaumont to pick tile. My husband had to leave work in Beaumont to follow me home to unload tile at 10:00 at night so we did not slow the project even more. 4. Timeliness of work: This contract for work was signed on January 17, 2013. Work was not completed until April 27, 2013. Most of the work was done by ONE person. This is a far cry from the two week project promised. 5. Listening Skills: I tried several times to explain where I wanted lights placed and even drew a picture. This was ignored. Mitch promptly came out, gave us an explanation of what was going on in our 30 year old home. Since we were missing power in half the our home, we hired Milestone and they started the project. We decided to move our electrical panel outside for safety purposes. All of the work was completed timely and very satisfactorily. What truly shows the character of Milestone was an additional need for an electrician after having our swimming pool demolished and that crew left live wires outside our home (we discovered this months after job). We called Milestone and they came right over. The two gentlemen disconnected the live wires and installed a new outdoor GFI outlet to make it safe again. Milestone did not charge us for this service! FAQs for outdoor kitchen service projects in Jasper, TX
The average cost of an outdoor kitchen is around $15,500. However, since outdoor kitchens are highly customizable, you could spend anywhere from $5,000 to over $50,000 for your setup. Some important factors that can affect your pricing include the size of the kitchen, the materials you use—specifically for the countertop—the type of grill you want, and any add-on products you want coupled with your installation.
No, even if you have a vague idea of what you want, it’s a good idea to reach out to a contractor that specializes in outdoor kitchens for assistance. Professionals who have constructed kitchens for other homeowners can not only help you think about the functionality and convenience of your outdoor space—which many homeowners neglect—but they can also help you choose high-quality, durable materials that meet your budget and match the rest of your outdoor space. In fact, it’s often better to contact a contractor and get the ball rolling before you have a solidified plan for your outdoor kitchen.
Yes, outdoor kitchens usually deliver around a 50% ROI in terms of home value. This is lower than some home improvement projects, but combined with the utility you enjoy yourself, most homeowners find it well worth the investment. The specific bump in property value you’ll see from your outdoor kitchen depends on the size and quality, as well as how much usable yard space it takes up.
In many cases, you will not need permits to install an outdoor kitchen because it’s not usually considered a permanent structure and doesn’t require a foundation. If you run natural gas lines to a grill, plumbing lines to an outdoor sink, or electrical lines for lighting and power, your contractor will likely need to pull permits.
However, every municipality is different, so you should defer to a professional outdoor kitchen contractor to confirm which portions of your outdoor kitchen project require building permits.
