"My wife and I recently sold our home with Hilton Realty Advisors and are now finishing the buying process.  Matt is a pleasure to work with. He is always upbeat, and ready for a challenge. He is very responsive to phone calls and emails regardless of time or day. Matt is prepared to answer the tough questions and give you honest answers. He is your advocate from the beginning to the end of the process. Matt has superior knowledge and is well respected among his peers. Matt demonstrates a love for his profession, his clients, and for his community. His firm?s dedication to serving the community was one of the things that made us choose Matt. We would have no hesitation in recommending Matt to family or friends for any real estate needs large or small. We both will consider Matt a friend long after this process is over.

"My mother in law purchased her house through an owner finance that Mr Busch was the realtor, he was on time and always available when we wanted to see the house before purchasing, as well as answered any questions. He arranged Attorneys and title companies to review all documents which was just so reassuring to us since it was her first time to buy a house. She recommended him when I purchased a rental property an he did just as well with my purchase.  We wanted to close early on the house since I was going out of town and he arranged for a Title Company to meet us at the last minute to close on the property 2 hours before I left.  When I call him on his cell phone he always picks up, that to me is a big plus since I hate always being sent to voicemail.

Property Appraiser questions, answered by experts

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.

In short, yes, a pond can add to your home’s value. However, whether it adds value will depend on the condition and aesthetic of your pond. Having this feature already built into a yard’s home can be appealing to homebuyers who value its aesthetic and would prefer not to build it themselves. But if it is not kept in good condition, it could turn buyers away.

If installing board and batten fixes an issue with the home, it could increase the value, but it isn’t commonly installed for that purpose. Board and batten is an aesthetic choice and, like most aesthetic choices, will do little to raise your home’s value. That being said, certain design elements can help attract more buyers, even if your home’s price won’t see a noticeable bump.

The cost ranges from $300 to $500, depending on the property's size and location. Due to their complexity, commercial appraisals may cost more.
