"Patio Enclosures was fantastic, the subcontractors that came to do the job were not. However, Patio Enclosures sent two Field Supervisors over to spend and entire day addressing all of our concerns. Overall, their customer service is what made us happy with this project and we absolutely love our 3-season room!"

"San Francisco Masonry did a great job in installing stone on my front and back porch columns, they were fast and very reasonable with their prices. I would definitely use them again."

"These guys are a 3+ generation, family-owned, full-service painting business. They are very knowledgeable and instantly have great ideas and insights. Simply put, they arrive on time, do what they say they will do, and complete their work on time and within budget. The quality of their work is superb. George is easy to talk to. He communicates clearly, and without undue upselling pressure. His wife, Lousiana, is also very knowledgeable and is a great resource for industry as well as local trends and caveats. Young George is hard working and displays all the traits of a well-groomed sense of family values and work ethic. Kudos to the parents on this one! I have found my painting professionals and will recommend them to anyone for any size project."

Patios questions, answered by experts

The least expensive way to enclose a porch is with screens. These protect the room by preventing insects from entering and, if you live in a warm climate, provide excellent airflow during hot summer months. Screens cost far less than any other alternative, so if you are against getting permits, spending too much, or enclosing your porch in walls or glass, screens are the best choice.

Building a sunroom is usually less expensive than the cost of building a home addition, but it depends on the type of sunroom. A four-season sunroom will cost more than a home addition because it’s basically a home addition with larger, more expensive windows. All other types of sunrooms will be more affordable than a home addition of an equivalent size because they don’t have insulation, heating, cooling, electrical connections, or plumbing.

A screened-in porch can add value to your home, with a potential return on investment (ROI) of 70% to 84%. The actual value added depends heavily on several factors. Climate is a major consideration; homes in warm, humid, or buggy areas (like the Southern regions) see the highest ROI. In colder climates, the value is diminished as the unconditioned space is unusable for much of the year. Other factors that influence the return include the quality of materials and construction, the size of the porch, and the local real estate market. While a screened-in porch can enhance curb appeal and attract potential buyers, it is not included in the home's total square footage for appraisal purposes.

In most parts of the U.S., adding a screened-in porch requires a building permit. Since this type of project often involves structural work and changes to your home’s footprint, homeowners should adhere to local guidelines. That said, permit rules can vary widely depending on where you live and how extensive the project is. Before you start sketching out plans or ordering materials, check in with your city or county’s building department to avoid headaches, fines, and potential structural issues down the line.

A screened-in porch requires maintenance to keep the screens clean and in good shape, and you may have to do some screen repair or replacement from time to time. A screen porch isn’t an all-season porch, so the weather can get in, including wind and rain.
