"Absolutely beautiful. I called John on Wednesday for a quote, he showed up on Thursday to do measurements of the property and on Friday morning I received his quote via email. I accepted the quote and Sunday morning they began work and Monday afternoon it was finished. Very happy, I plan to use him again in the spring for my next home project."

"(TL/DR: We are happy with the work Cory did, and I would recommend him for your landscaping needs.) The theme here is "all's well that ends well." Cory is one of the nicest guys you will ever meet, and he's very agreeable to work with. He and his crew work remarkably quickly, too, and the quality of work is very good. The job was not without its hiccups, though. Cory is not a proactive communicator, and that caused us some grief along the way. Without boring you with every detail, Cory and his crew got to work on Day 1, and by the end of Day 2, they had built an entire retaining wall on a line different from the one we'd talked about. He told me he had lain the foundation on Day 1 and, when he didn't hear from me, assumed it was correct and moved on to building the wall on Day 2. Problem is, he didn't inform me that I needed to review his Day 1 work (I never imagined that he would do the work differently than what we talked about when he met me for the initial estimate), or that he would interpret no word from me as acceptance of his work. The result was that he had to deconstruct the wall and then rebuild it along the correct line, which I'm sure was a lot of work, but he did it and did so cheerfully. This kerfuffle was unfortunately repeated, in essence, with the landscape stairs--building, followed by no word from him, followed by silence from me, followed by a discrepancy between what he built and what I wanted. This was especially frustrating, because, after the wall incident, he said he would take photos of the unfinished stairs and send them to me for approval before completing them. But, all's well that ends well: he and I met to discuss the issue, and then he and his crew redid the stairs to my satisfaction. To sum up, my experience with Cory is that he will make judgment calls, build, and hope it works out right rather than consulting you to see what you want and doing it that way (or telling you it can't be done that way for a particular reason). If you have a drawn plan that Cory can refer to, you may not have these issues, and perhaps I should have insisted on drawing him a plan when he didn't insist on having one before beginning work. Or, if you don't work during the day, you could oversee the work and give feedback as it's happening to prevent any issues from arising. But don't expect Cory to be proactive about communication. So, after all that, do I regret getting Cory to do the work? Absolutely not. He got it done quickly, did it well, did it for an excellent price, and went the extra mile to make sure we were happy. And we are. We are very excited about the way things turned out, and we can't wait to use the back yard space that Cory helped us create. I would absolutely recommend him."

"I subcontracted Dort Dreams for a driveway lane addition and a big patio in the back. He made last minute alterations without any problem to appease my customer on the thickness of the new slab for the patio. Both the driveway and the patio look great."

"Amid one of the hottest days in August, Russell was very attentive in my questions and concerns laying out an additional turn around and resurfacing the driveway. The Crew were kind and professional working non-stop in the heat. Turning an old cracked up drive into a Great Looking Driveway. I'm very happy and would gladly recommend them, for your next project."

"Dave and his crew were a pleasure to work with. They kept me advised on a daily basis about the work to be done. Dave goes above and beyond to make things right. His team has ingenious ways to cover small gaps and small stone cuts that make the paving look great. I was pleased with their work and hired them again to build a courtyard near the pool!"

Asphalt Driveways questions, answered by experts

In Dunlap, TN, signs that an asphalt paving project needs redoing include alligator cracking from freeze-thaw cycles and standing water more than 24 hours after rain, indicating poor drainage. Uneven surfaces like dips or humps point to settlement in the area's clay soil. Also, look for crumbling edges caused by heavy rainfall and weeds pushing through cracks, which signals an inadequate base.

Helpful?

Homeowners in Dunlap often face a trade-off between initial investment and long-term durability for an asphalt paving project. This includes deciding on a standard thickness versus a thicker layer to better withstand freeze-thaw cycles. Another choice is minimal base preparation versus a deeper, more stable base for the region's clay soil. You must also weigh using a standard asphalt mix against a polymer-modified one for improved weather resistance.

Helpful?

In Dunlap, a steep driveway on a hillside will complicate an asphalt paving project, requiring special equipment. The presence of septic systems or private wells, common in the area, limits excavation depth and where heavy machinery can operate. Also, be aware of large, mature trees whose root systems can interfere with base preparation, or limestone rock outcroppings that may need special excavation work.

Helpful?

During asphalt paving projects in Dunlap, unexpected needs can arise. The area's clay soil may require extra excavation and new base material. Installing proper drainage like French drains to manage heavy rainfall is another common addition. For rural properties, creating temporary access for heavy equipment or relocating utilities like septic systems or propane tanks can also introduce unforeseen expenses that should be discussed with your contractor.

Helpful?

A common mistake during asphalt paving projects in Dunlap is underestimating the area's clay soil, leading to an insufficient base. Homeowners also frequently fail to plan for proper drainage on rolling properties, which is critical given local rainfall. Another error is scheduling work during Tennessee's wet season without accounting for delays or choosing a contractor based solely on the lowest bid without verifying local references.
