"This was no ordinary patio. They removed an old wooden deck that was 4â off the ground. They built a concrete foundation and block walls, back filled with dirt and concreted it with concrete steps down to the ground and slopped the top with just enough slope for rain to run off. The way thy did it I gained more room. Easy to deal with, friendly crew, clean up every day before leaving, reasonable prices. Just all around great to work with. We love our new deck and highly recommend Los Amigos."

Patios questions, answered by experts

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.

An enclosed porch can be considered a living space if it meets certain criteria. For instance, it must be completely enclosed with solid walls and a roof. It should also have a heating and cooling source similar to the rest of the home. Finally, the porch should have direct access to and from the interior of your house.

Yes, it can be worth screening a porch if you live in an area with beautiful weather, since it allows you to enjoy your outdoor space longer in the spring and summer. The additional protected space may even attract more prospective buyers if you intend to sell—especially if you add seasonal features, like a ceiling fan for summer or a heater to winterize your screened porch.

Several types of porches are available to meet your needs and style preferences. Some common porch types include:

  • Porticos are essentially a roof over a walkway leading to the home's front entrance.

  • Sunrooms are closed-in porches that are an extension of the house with glass or plastic panels that allow optimal sunlight.

  • Wraparound porches extend around the entire home, or at least the front and one side, and offer multiple entrances to the house.

  • Back porches are an extension of the home’s floor into the outdoors. These offer more protection and privacy than a deck.

A well-constructed and well-maintained sunroom can last as long as the rest of your house. If you build the sunroom to the same standards using the same quality materials as the house and perform regular maintenance to ensure the room stays in top condition, it can bring you decades of enjoyment.
