Small family business with 4 employees. Tim Altonen is the owner, head surveyor, brush cutter, courthouse researcher and main contact person. We have had successful projects from small lots to 3000+ acre subdivisions. As a small company we offer excellent one on one service which means once we're finished you'll have the surveyor who actually preformed the work answering your questions. Working out of a smaller town, Dunlap, TN, my reputation can be verified by asking nearly any county official, attorney or Realitor in the area.

Land Surveying questions, answered by experts

The timeline for land surveying in Chattanooga varies by property type and survey complexity. Most residential boundary surveys are completed within 3 to 7 business days, while topographic or ALTA/NSPS surveys may take 2 to 4 weeks. Delays can occur due to weather, dense vegetation, or property access issues. According to the Tennessee Board of Examiners for Land Surveyors, clear property records can help expedite the process.

Helpful?

In Chattanooga, unexpected costs during land surveying can include fees for clearing overgrown lots, resolving unclear property boundaries, or additional research if property records are incomplete. Extra charges may also apply for floodplain analysis, monument restoration, or urgent service requests. According to the Chattanooga Land Development Office, discussing these possibilities upfront with your surveyor helps prevent surprises on your final invoice.

Helpful?

In Chattanooga, standard boundary surveys typically do not require permits. However, if your land surveying is connected to new construction, subdivision, or right-of-way work, you may need approval from the Chattanooga Land Development Office or the Chattanooga Department of Public Works. Always consult the Chattanooga Regional Planning Agency for guidance on specific permit requirements related to your project.

Helpful?

When choosing a land surveyor in Chattanooga, prioritize professionals licensed by the Tennessee Board of Examiners for Land Surveyors and with proven experience handling local property boundaries. Ask about their familiarity with Chattanooga's hilly terrain and floodplain areas, and request references from past projects in the city. Ensure they carry liability insurance and provide a written, itemized estimate. Confirm they follow Chattanooga's municipal codes for land surveying.

Helpful?

After land surveying in Chattanooga, it's important to keep survey markers visible and undisturbed, especially in areas with shifting soil or heavy rainfall. Store your survey documents securely and share copies with your attorney or mortgage provider. If you plan property improvements, consult your surveyor about updating your survey. The Tennessee Board of Examiners for Land Surveyors recommends periodic checks to ensure property boundaries remain accurate over time.
