I am a true Iowan! Born and raised in Cedar Rapids and I have never moved away. Why move when I feel like I already live in one of the best cities in the country already?! The only career I could ever see myself happy at was being in real estate. But it wasn't something a person can just jump into and I knew I'd have to wait until the timing was right. After graduating with my Bachelor's Degree in Business Management, I started managing a local business and did for that for the next 7 yrs. Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

While a finished basement adds value to your home, it is assigned a different value than space on the main floors. An appraiser will assess the square footage of a finished basement at about 50% to 60% of the value of the square footage for the rest of your home. Appraisal value for a finished basement depends on your location’s real estate market and the specifics of the basement and how it was finished. 

In most cases, no, a seller cannot negotiate after an appraisal if they signed an offer agreement. The only exception would be if there was a contingency in the offer that stated that the offer acceptance was contingent on the appraisal amount. If that’s the case, the seller can negotiate a higher sale price to match the appraised amount. If the appraised amount comes in below the sale price, both sides have to agree to negotiate, but there may be no other option since the buyer’s lender might not approve the higher amount.
