The air admittance valve, or AAV, is a spring-loaded mini-vent that sits right next to your washer. It acts in place of a standard vent stack connection, opening to let air into the drain whenever pressure builds up. It otherwise stays closed to prevent sewer gas from escaping into your home. This gives the washer’s plumbing system the air it needs when water enters or drains.

Homeowners insurance usually doesn’t cover sewer backups because it’s typically an avoidable problem with proper maintenance. The only exception would be if the backup is occurring because of local flooding and only if your city uses a combined drainage system for stormwater and sewage. You can use PEX pipe underground, and it will hold up well in underground insulations. Keep in mind that PEX tubing is not rated for outdoor use and that insulation is necessary in regions that experience cold winters. When using it underground, you should also bury PEX piping at least 12 inches below the frost line.
