"We asked our realtor for a “pit bull” inspector and she recommended this company. We were present with the inspector and asked a lot of questions and listened intently to his concerns and observations. We left feeling like we had some issues but nothing major. Well, after settlement it became clear that the inspector missed a huge carpenter ant infestation that damaged the entire back of the house including walls and beams. He missed leaking windows and pipes that had cause mold and mildew damage in two separate areas of the house. He missed several areas of roof damage and a decaying rotting exterior chime to structure. When I pointed to the ceiling and said is that brown spot a leak he said no, that’s just a missed paint spot! We made settlement after what we thought was a good inspection report. It turns out that we had to spend tens of thousands of dollars on critical repairs that the inspector missed or assured us were minor. The roof and window leaks were severe. The carpenter ant infestation was critical. Needless to say we were very angry and extremely disappointed that these things got missed and we got misled. We would not recommend this inspector to others."

Land Surveying questions, answered by experts

In Scranton, homeowners often mistakenly assume existing fences or landmarks mark true property lines, neglect to consult the Scranton Zoning Board about easements, or use outdated surveys. Removing or disturbing survey markers is another frequent error. To avoid legal disputes and ensure accurate property boundaries, always hire a licensed surveyor and keep your records current according to local regulations.

Helpful?

In Scranton, hidden costs during land surveying can include additional fees for researching unclear property lines, resolving encroachments, or obtaining historical records from the Lackawanna County Recorder of Deeds. Extra charges may also arise for surveying irregular lots or addressing environmental restrictions. Always ask your surveyor about potential expenses related to zoning compliance or access to neighboring properties.

Helpful?

After a land survey in Scranton, it's important to periodically check that survey markers remain undisturbed, especially after landscaping or construction. If markers are moved or damaged, contact a licensed surveyor for reinstallation. Keep your survey documents and property line records in a secure place, and update your survey after significant property changes to maintain compliance with Scranton zoning regulations.

Helpful?

In Scranton, the average time to complete a land survey is typically one to four weeks, depending on property size, terrain, and the complexity of records research. Factors like weather delays or the need for zoning board reviews can extend the process. Discuss your project timeline with your surveyor and confirm if Scranton's busy permitting seasons may impact scheduling.

Helpful?

In Scranton, permits for land surveying are generally required when subdividing land, constructing new buildings, or making changes near property lines. The Scranton Department of Licensing, Inspections & Permits typically oversees these requirements, while the Scranton Zoning Board may also require a survey for zoning compliance. Always verify with both departments to ensure you have the correct permits and documentation for your specific project.
