"Dave with 2 other workers were prompt and efficient. They came when they said they would and finished everything in 2 days. Everything looks fantastic because they protected my personal space with a plastic shield and cleaned everything up. Dirt and rubble was hauled away and they even sprayed my walkways outside. They installed the basement system and connected all my outside downspouts. I would highly recommend Highlander to anyone who needs waterproofing because they went above and beyond to make sure I was happy."

"Seamless experience from start to finish. Todd was super knowledgeable and through on the consult/ sales end. The install team made quick work of the project. Their work was top notch and my basement is now completely dry. I would recommend their services to anyone with basement or foundation issues."
Stair-step cracks on your foundation wall are a common sign of foundation problems caused by settlement and soil issues.
During heavy rainfall, water leaked into the basement through the walls.

SaniDry Sedona is the world's most efficient, high-performance dehumidifier and filtration system and is a crucial element in basement waterproofing and crawl space repair. As a result of its compact size, it occupies less space in a basement and can easily be tucked away in a crawl space. The unit eliminates damp, musty odors by drying and filtering the air, and it costs less to run than other dehumidifiers. It filters mold spores, dust mite droppings, dust and other particles, and it keeps hu

"I have had a problem for 30 years with dampness along one wall of my basement after it rains. I called Crawlspace Services NEPA and got a prompt callback. After inspection of the basement and an explanation of a suggested repair I received a very thorough proposal and estimate at a competitive if not better price than other contractors. On the appointed day Jimmy, Dave, and their helper arrived right on time, again explained everything they were going to do, and completed the job that day. They were very friendly and did a pretty good job cleaning up the basement before they left. One word of caution: If you have a finished or semi-finished basement with drywall, Crawlspace Services NEPA will replace the sheet rock they remove but will not tape, spackle, or paint. This is left for the homeowner or another contractor. This is not unique to Crawlspace Services NEPA. All of the contractors I contacted who do basement waterproofing said they do not do drywall. Bottom line: Since the work was done there have been two torrential rain storms along with snow melt and for the first time in 30 years the basement is dry. So far,so good. By the way the guys guarantee their work 100%. If you are looking for basement waterproofing or crawlspace repair I would heartily recommend Jimmy, Dave, and the crew of Crawlspace Services NEPA."

"The work was messy but The crew was very hard working. The jackhammer hit a pipe under our sink. They came back to fix that. While the amount of water was drastically reduced in our basement, I will never feel secure enough to finish it. They have returned 4-5 times to troubleshoot the problem because their service has a lifetime guarantee. The last time they came (2 years after original job) they added another sump pump and redug one of the ditches. It seems to have helped but I still see a very small amount of water seeping through a few cracks in the floor. With two small kids in the house, it's exhausting to keep having service people in and out of your house. I'm not happy it took so many visits, but I think overall that they were fairly quick in responding to my calls and getting out to our house."

"Phil Sr. evaluated the waterproofing project previously done by another company. He advised as to what was done incorrectly and how his company would address this project properly. The work was done on a timely basis with a very courteous, efficient, and hard working team. I would highly recommend The Basement Expert as they are a fine company who cares about their customer's satisfaction."

"It has now been a year since we had the waterproofing of our basement waterproofed. I waited this long because with this type of repair I believe you have to wait and see if it did what it was supposed to do. Of course we have had a very dry summer but we have had several heavy rains when it did rain. Please note that the customer service is rated very low: this is only because I have no idea what it is like and no reflection on the actual company in that respect. So hear is what I think: First and for most our basement has stayed dry. However, we had a footer that they replaced all around the base of the walls. We did everything we were told to do and yet there are still numerous cracks in it. My concern is that these cracks will allow the concrete to break. We paid $20000.00 for this fix and now have cracks. Was it worth it? Well we are dry so that's good, but for the money I am very disappointed to see all the cracks! This survey gave me no way to give the answer for post work so all I can go on is pre. The flaw in this is that I can only comment on when they were trying to sell the product to me. I found the salesmen was somewhat arrogant and pushy. We went with this company because we only had 1 other prospect (who we would have gone with, by the way, but despite what the salesman from Mid Atlantic would have you believe, offered the same warranty but wasn't able to get to us in time and we needed the work done)."

Basement Waterproofing questions, answered by experts

Living in a finished basement is acceptable, but only if the space has the proper points of egress and includes smoke and carbon monoxide (CO) detectors to ensure the safety of the occupants. A good way to ensure your finished basement is suitable for use as living space is to get the basement finishing project properly permitted.

The best basement waterproofing method depends on the specific issue causing the water intrusion. For minor problems, simple solutions like installing a properly functioning gutter system to direct runoff away and grading the soil to slope away from your foundation can be effective.

If you have more significant water problems, the solution will need to be more robust:

  • For standing water on the basement floor, a floor drain or a sump pump system may be the best solution.

  • For water pooling around the foundation, installing an exterior French drain can intercept water before it reaches the basement walls.

Other effective waterproofing methods, which can be used depending on your home's specific needs, climate, and soil type, include sealing the interior walls, landscape alteration, installing interior drainage systems, and using a dehumidification system to control moisture levels.

While a standard gutter system is widely considered the most effective way to prevent water damage to your home's foundation, several alternatives are available. These options can be used on their own in certain climates or as supplementary protection.

Common alternatives include:

  • Rain Chains: These are decorative chains that hang from the roof's edge, guiding rainwater to the ground.

  • Drip Edges: These metal strips are installed at the edge of the roof to direct water away from the fascia. While often used with gutters, they can be paired with a ground-level solution but are typically not sufficient on their own.

  • Rain Dispersal Systems: These systems work by breaking up the heavy sheet of water flowing off the roof, dispersing it over a wider area.

  • French Drains: This ground-level system uses a perforated pipe in a gravel-filled trench to collect and redirect water runoff away from the house.

  • Drip Paths: Placed directly below the roofline, these paths made of concrete, stone, or other materials prevent soil erosion and guide water away.

It's important to note that some alternatives like rain chains and dispersal systems may not be adequate in regions with heavy rainfall because they don't divert water away from the foundation as effectively as a full gutter system. Ground-based solutions like French drains can be very effective but are often more expensive and can affect your landscaping and curb appeal. Many experts recommend installing a full gutter system for maximum protection and using alternatives as supplementary measures.

Sandbags are the most common and efficient way to create a flood barrier at home. Some local authorities pass them around to homes before the risk of a flood. Otherwise, you can use flood-proof house materials, like burlap or woven plastic bags, to make sandbags and fill them with sand or cat litter. Make sure that when you stack them, they’re tightly laid on top of each other, creating the effect of a firm wall against accumulating water.

Standing water under your house can threaten its structural integrity. If water pools in your crawl space, it can damage the foundation and the structure above ground, causing wood rot, mold, and other problems. If you have a concrete foundation, standing water under your house can also make your foundation slabs crack.
