"Hired to do valuation of a manufactured home - not on land. Gave appraisal comparison properties included land. therefore not an accurate valuation. Thought salesperson understood nuance. "

My main focus are within the Drone Services I offer. Ranging from photo/videography to Roofing Inspections and Construction Progression, almost anything that needs a view from the sky. I have my part 107 sUAV(Drone) certification, which is a mandatory requirement to enable a business to participate in commercial opportunities with a Drone. I have over 1500 Hours of flight time in producing hundreds of videos and thousands of photos. Beyond my 30+ years of photo/video experience, I would say that the workflow I have created keeps me front-of-mind when it comes to my clients. Both on-site and post production deliverables are completed in a timely manor and at the highest quality.

Property Appraiser questions, answered by experts

Land doesn’t depreciate in the same way that a house, vehicle, or other property does, but it can lose value based on various factors. Environmental changes, nearby development, zoning changes, and economic downturns can all cause land to lose value over time. Value is a comparative figure, so as other related factors change, so can land’s value.

Basement bedrooms can count toward your room count and the square footage of your home on an appraisal if they’re fully legal, which means they have proper ventilation and points of egress, as defined by your local building code. Simply partitioning off a space for a bedroom in an otherwise unfinished basement that isn’t a legal living space won’t affect your appraisal value.

Appraisals are not mandatory but are helpful for pricing accuracy and negotiation purposes.

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

To get the highest appraisal value possible for your home, make any necessary repairs and updates prior to the appraisal. Some examples of tasks include updating landscaping to boost curb appeal, renovate older areas of the home, and consider staging your home. Keep in mind that some aspects of the appraisal are out of your control, such as comparable properties nearby.
