"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

"Short version: If youâ re looking for a very very knowledgeable person who will take all your wants and concerns into consideration, your search stops here with Lynn at Kesselman Architectural Design. He demonstrated to me that he is the best person for the job! Long version: I spent hours and hours looking at house plans. I found none had what I wanted, and there was one plan I kept coming back to that just wasnâ t quite right. It needed drastic changes, so I began my search on how to get the plans modified to meet my wants. I learned quickly that it is not just a â simpleâ thing to move a wall, or just â make the house smallerâ . In my search, I came across Kesselman Architectural Design. I contacted Lynn and we setup an appointment. I showed him the house I kinda sorta liked and the changes that I would want. After another week, we talked about getting the work done and I showed up at his office the next day and he had the floor layout already done! It was very impressive. After we shook hands and the work started, it was an iterative process. Lynn would make progress, send me updates, I requested changes, heâ d make them, send the drawings back. Lynn made it so smooth and since he captured my vision early on, I rarely had feedback for something that I didnâ t like. It was more of â can you add more outlets and a light here?â kind of thing. I can say with 100% certainty that it was worth it. When I compared my drawings to a house plan bought online by a co-worker, I immediately knew the time and money invested was worthwhile. The details on Lynnâ s drawings far exceed the â store boughtâ plans and will pay dividends in the long run. Plus, these plans are exactly what I wanted! I did not have to settle. I recommend Kesselman Architectural Design for any architectural projects you have. Thanks Lynn! It was GREAT working with you!"

Structural Engineering questions, answered by experts

Beaver homeowners should schedule annual inspections of foundations, retaining walls, and roofs, especially after winter. Each spring, check for cracks, water seepage, and ensure gutters and drains are clear to prevent basement moisture. Every few years, have a professional perform a structural assessment and review waterproofing measures. Keep detailed records and monitor basement humidity to address issues from freeze-thaw cycles and heavy rainfall.

Helpful?

In Beaver, you’ll find structural engineers for design and analysis, foundation specialists for basement and crawl space repairs, and masonry contractors for stone foundation restoration. Concrete contractors handle retaining walls, while roofing contractors with structural expertise address snow load concerns. Some general contractors also focus on structural repairs, especially for homes affected by hillside settling or riverbank erosion.

Helpful?

Be cautious if a contractor offers only verbal estimates, avoids discussing permits, or provides a quote much lower than others. Watch for lack of references from Beaver projects, unfamiliarity with local soil conditions, or reluctance to provide a written proposal. High-pressure sales tactics and no physical business address are also warning signs when selecting a structural assessment provider.

Helpful?

In Beaver, consider the impact of freeze-thaw cycles, spring flooding, and heavy snow loads on your home’s structure. Local building codes and permit requirements must be followed, especially in historic neighborhoods. Scheduling projects between late spring and early fall is ideal, and coordinating with utility providers is wise if your home has aging systems or if basement waterproofing is planned.

Helpful?

In Beaver, homes with stone or brick foundations, especially those built before 1950, often benefit from a structural assessment. Signs like diagonal cracks in basement walls, uneven floors, or doors that stick after heavy rain suggest shifting soils or foundation issues. If your property is near the river or on a hillside, soil movement makes a structural engineering evaluation even more important.
