The report he produced for the house was great, with plenty of pictures indicating the specific problem areas, and good explanatory text. Unfortunately, he missed a couple of major issues. The basement wall has a diagonal crack through it, which was not mentioned in the report. When I contacted him to ask him about it, he sent an extremely brief reply, saying it wasn't a problem and could be fixed but not necessary. I replied to clarify, asking if he had noticed it or not during the inspection. He dodged the question, only saying it was mentioned in the report, but it wasn't. There was only a very generic disclaimer saying that hairline cracks that don't affect the structural integrity wouldn't be mentioned. This crack is 1/4"+, definitely not a hairline crack. The first reaction of one contractor who saw it was "WHOA!" I certainly would have liked it mentioned. Additionally, there is a subterranean termite infestation which he apparently missed. It appears they are gaining access through the unmentioned foundation crack. We are now looking at having to tear out all the finished basement walls, repair/seal the foundation, and spend thousands on a whole-house poisonous termite treatment right as we're expecting a baby. I understand it's impossible to have a 100% accurate home inspection, and Tom seems like a great guy, but the purpose of hiring a home inspector is to make an informed buying decision, and in this case, I don't feel I was equipped with all the necessary information to do that. There were some bumps in the road with this project, but the end result is good and all was made right. Communication was a little difficult with him, as his voice mailbox was often full and e-mails went unanswered for days, but he always did get back to me and started and finished the job on time. The day after the window was installed (Christmas Eve), I woke up to discover the well full of water and water leaking into the basement. They'd had to cut a drain to finish the project and did not install a long enough extension on it, so the rainwater all ran back into the well. I called him and he and Phil rushed out to my house on Christmas Eve within 20 minutes, pumped out all the water, cleaned everything up, and remedied the problem. Everything has been fine since, the permits and inspection all went fine, the project was finished on time and within budget, and the window is a BIG improvement in the basement. The contractor was an hour away, but still came out and repaired our washer. He came out twice, was willing to make the drive, and got the job done.

FAQs for mailbox repair projects in Kerby, OR
Brick mailbox repairs cost about $625 on average, ranging from about $500 to $750, depending on the extent of damage, type of brick and mortar, time of year, location, and experience level of the mason doing repairs. Hire a masonry contractor to inspect the brick mailbox’s damage and recommend a repair plan. They can also provide a price estimate that’s specific to your type and size of mailbox.
Yes, it’s usually possible to repair damaged brick mailboxes. If the masonry is damaged, the brick can be cut out and replaced, or the mortar joints can be cut out and retucked. However, the new mortar will likely be different in color from the original mortar joints. In most cases, if the mailbox itself is damaged, it’s possible to cut it out and replace it. Consult a masonry contractor to determine whether it’s worth repairing your brick mailbox based on its value and amount of damage.
Typically, a brick mason will repair a brick mailbox. They can provide an estimate for repairs, which may include sourcing replacement brick, mortar, and other materials. If your brick mailbox has been completely destroyed, you should check with your local building code enforcement office to confirm that a brick mailbox is allowed in your location as some areas do not allow brick mailboxes because of the potential hazard for drivers who may hit them.
Homeowners are responsible for maintaining their own mailboxes. Otherwise, a property manager is responsible for repairs and maintenance if the Post Office does not maintain it. If you own your home, you are responsible for maintaining the mailbox at the specified height, distance from the road, and functionality.
Mailbox repair can cost anywhere from $100 to $300, depending on the type of mailbox, materials involved, and labor cost. The estimated cost of repairs also depends on whether you need to replace the mailbox post, the post’s construction, and type of mailbox. If you have multiple mailboxes, the cost will increase compared to a single mailbox.
