"We hired System Pavers to install a new outdoor patio in our backyard. Austin was amazing! He was very attentive to what we wanted and worked with us to project end and made sure we got exactly what we wanted. I would highly recommend this company to anyone looking for a new outdoor patio."

Small jobs welcome

"When choosing a general contractor, we were looking for someone to complete multiple jobs in a timely manner, with a solid work history and good reviews. Eric's Quality Building checked all our boxes. Eric provided a fair quote for both a concrete patio extension and a patio cover. Both of our projects were completed in a fast and efficient manner, with the quality of work and customer service provided being stellar. Eric is a younger guy, but he and his crew do a great job. I will use Eric for future projects, and I suggest you hire him for your next project big or small."

"I used Bernard Masonry to install an external damper on our chimney. While the project had a couple of delays caused by our not standard chimney measurements and existing topper, Patrick handled it well and professionally and honored their quote. He and his crew were always on time for all appointments, which is so appreciated! He also followed up and let us know about some dry rot he saw. All in all, we're very pleased with the work and the company and would recommend."

"A true perfectionist. Wonderful workmanship. Corrected errors of the original paver installers and added new square footage to my existing patio. Also leveled my hot tub with a color matching concrete pad. Wonderful workmanship and pleasant personality. Highly recommend Luna Masonary for any paver/masonary."

Patios questions, answered by experts

An Arizona room may or may not count toward your home’s square footage, depending on local regulations and the specifics of the room, but generally does not get included in the total square footage. In many locations, a room needs to be built to the same quality as the rest of the home, have an integrated heating/cooling system, and be habitable year-round to count toward square footage.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.

A prefab sunroom will last for between 10 and 20 years in most cases, although you could get up to 50 years out of a high-quality prefab sunroom. In addition to material quality, your prefab sunroom’s lifespan will depend on the foundation type and the climate in your area. Extreme weather and expansive soil can decrease the expected life.

Creating a screen room is one of the most cost-effective ways to enclose a patio so you can still use it in the winter. Most screen rooms aren’t insulated, so you’ll need to wrap up warm or use patio heaters in winter. Also, be aware they might not hold up well if you live in a location where heavy snow is common.

With proper maintenance, the average life span of a screened-in porch is six to eight years for the screens themselves, but the foundation and structure can last for 50 to 100 years. To keep your screened-in porch in good shape, clean your porch screens regularly, patch holes, re-seal the wood as needed, and address any foundational issues right away.
