A slab-on-grade or slab foundation is a great option in many areas—usually in warm or moderate climates—and has been a successful foundation style for many decades. Slab foundations don’t require excavation or concrete block wall construction, so they’re the least expensive foundation type. They’re also the fastest to construct and don’t have many issues with moisture or water intrusion. However, they don’t give you extra storage space or potential living space like a crawl space or basement would, and they’re not ideal in colder areas where utility lines can freeze and frost heave can cause major damage.

Water damage in your home’s foundation is gradual, often beginning with small cracks that let water seep in. Over time, this weakens the foundation, which then allows in more water, causing significant structural damage. This process can take months or years to destroy your foundation, and the repairs can be very costly. Have your foundation inspected regularly to prevent significant damage.

It’s usually not a big deal if your foundation sinks between 2 and 3 inches into the ground after construction, provided the settlement occurs evenly. This is usually indicative of normal settlement that occurs as the soil under your home adapts to the weight of the structure. If the home sinks more into the ground or the settlement occurs unevenly, leaving portions of your home to sink further down than others, then call a foundation repair specialist to address the issue and avoid additional damage.

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.
