I sent in a request for a quote and specifics and received an email back from Myra, who said she would be personally handling the deal with that specific car. We went back and forth and I explained to her that I wanted to purchase the car outright and needed the bottom line price for that day, which happened to be the last day of April. She sent me a link to another page listing the same car at that same price and then called me to make an appointment to come in. She never gave me a price but said that the car had only just come in and had been there only a week, so she wasn't sure how low she could go. She understood I was ready to buy and was not able to sit there for hours due to health issues. When I got to the dealership at Kings Auto Show on Church Avenue in Brooklyn, first of all there is NO where to park. They have so many cars they are parked on the lot, all over the street in two or three locations on corners in Brooklyn near Ralph Avenue. When I finally found a place, I went in and looked at the car in the lot, then was met by a young salesman, whom I told I had an appointment with Myra, one of the managers. He said he had the key to the car and Myra told him to show it to me. There was no way to test drive it. It was sitting in the middle of the lot surrounded on all sides by used cars. He handed me the key and I was to let myself into it and start it up. I got in and the car was dirty inside. I started it up and it sputtered at first (odd for a Honda) and then started up. I looked around and saw stains, the floor mats were dirty in the trunk and the car had obviously not been cleaned. The salesman told me that he can "usually send it out to be shampooed if a car needs it." I was then taken inside, I had to slip sideways into the door because the entry way was blocked by cars and a huge jumper cable station. I then met Myra who shook my hand after I was told I could sit at a dirty desk on a chair that wobbled. She seemed very nice and happy that I came there. Over the next hour, I told him and Myra I was underwhelmed by the condition of the car and the salesman again asked for the bottom line price. I told him I had a trade in and he agreed to look at it. I sat there while he did that and when I asked to use the bathroom a girl behind the desk told me, "There are some secrets about using the bathroom so she was going to walk me there." I thought that was odd, and we passed a mens room door and walked around an office to a bathroom that had the door open but was not marked women or anything. She said, "First let me tell you the toilet doesn't flush. You have to reach your hand in the tank and push down to get it to flush, so use a piece of paper or something. And don't worry that the sink faucet doesn't have any handles. Just push down on the middle and the water will go on and it will shut off by itself." Let me say I should have RUN out of there screaming like my whole body was telling me to but I didn't. I made it back to the deal area and saw someone else had sat down at the desk I was sitting at with another customer. Then the real fun began. I was introduced to a "Chris" who tried to pressure me into financing a more expensive car, a 2011 Toyota Camry, that I had to admit, I liked better because it was CLEAN. I was again allowed to start the car up and sit in it. Chris told me that car was more money and although I didn't want to use financing at all, he suggested and pushed to run my credit to see what deal he could come up with. I finally, against my better judgement, agreed and was told that if I wanted to use the massage chair against the wall I could. There was a young man sitting in it, and a sign was on the wall CHARGING THREE DIFFERENT PRICES TO USE THE CHAIR FOR DIFFERENT MINUTE VALUES. I told him I'd remain standing. I never spoke to Myra again. I talked to the young salesman three different times while waiting for the finance guy to "Work his magic" and Chris went back to whatever he was doing. I was finally called into the finance guys office, where I was informed that although I had been approved, my credit was less than stellar and the deal he had for me was 22% interest for 72 months and I could refinance after 9 months if I wanted to. The salesman had told me while the "magic" was being worked, that there were NEVER any prepayment penalties. He said this THREE times, yet when I asked in the finance office, I was told I could refinance after 9 mos. TWO times. So I refused the deal and the guy asked me "Which is it you do not like, the percentage or the payment?" I told him flat out I want neither and I was not getting into the payment conversation. I told him I would be interested in buying the original car, if it were cleaned outright. I was ushered out of the office and then was told that the payments weren't too bad, that the offer for my trade in was not on the table because I refused financing. The only way I could buy either car was through financing with them and their bank called Sendant. I'd never heard of that company and the young salesman told me Chris the other manager said for him to give me his card and I should think about the financing and NOT GO to another dealer! I told him I wanted to make a phone call and he walked me back to my car, which was now around the corner from where I parked it. I got in and thanked the salesman and told him I wanted to make a call. While I was on the phone, Chris and another salesman walked around my car, Chris looked into my car at me and they walked into another of their dealership showrooms. I got a very uncomfortable feeling and locked my doors and drove home. As bad as that whole situation was, I felt even worse for the dozen or so minority people whom I saw in various stages of "signing on the dotted line, as they were being told by all the sales people who were handling them that this would improve their credit and the warranty was worth it and that even though it was a new car, it was being sold "AS IS" because of Hurricane Sandy. My advice? STAY AS FAR AWAY AS YOU CAN from all of these types of dealerships and especially stay away from Kings Auto Show, Inc. Oh, one final thing. While the finance guy was supposedly on the phone to different lenders, which I doubt, I was told that the Camry was coming up as SOLD on their computer from their location in Jersey. But then when the financing offer was made, the car was still UNSOLD as far as they were concerned. So was this another tactic to pressure an agreement to finance? Hmmm.... We signed an agreement on 12/20/12, for Mr. Franklin to remove my old water heater and boiler and install a two unit (one for upstairs and one downstairs) heating and cooling system for a total cost of $10,000. As requested I gave a check payable to Philco Inc. for $5000 as an initial payment. Mr Franklin and his assistants on that day removed the water heater, boiler and attached copper pipes. As instructed I removed the baseboard heaters and connected hot water pipes. On three different occasions, Mr. Franklin came to the house with people he claimed to be his duct and pipe people. After two weeks he came and cut holes in my floor boards and walls in order to install ducts and vents. Then the work came to a complete stop. I called Mr Franklin on several occasions and got his voicemail, finally he got back to me and stated that his "guy" had given him incorrect information on the "equipment" and "ducts" needed for the job and there was some sort of compatability problem. He stated that he would get back to me. He did not so I kept calling to find out what was happening. The rest of the repairs on my storm damaged house were on hold because I did not want to close up the gutted walls and holes until the ducts and vents were in place for the new system. After a week of calling Mr. Franklin now informed me that I needed to approve the eqiupment that he would install in my house. I stated that I had no knowledge of heating and a/c equipment and wouldn't know what I was approving. I requested more information and asked why I would have to approve equipment if we had an agreement to install the system already. He said that he would meet me at my home and show me blueprints of the equipment to be installed. Mr Franklin did not show up for that scheduled meeting, did not call and did not answer his phone when I called. Later that day when I was at work he left me a message stating that he had gotten "caught up" and would send me an email with the equipment information, he never did. At this time Mr Franklin stopped answering my calls and texts. I went to the address listed on the contract but was unable to find any Philco Inc. After over twenty-five calls I finally contacted Mr Franklin and he, after an angry exchange on the phone, again promised to email me the information on the equipment. Again it was never received. After dozens of unanswered and unreturned calls I filed a complaint with the BBB and left a message on his voicemail requesting my money back so that I can hire someone to do the job. When we finally spoke, an appointment was set up for Mr Franklin to meet me at my house on 01/15/13 almost a month after the initial payment to "discuss" a refund. He never showed, called or answered the phone when I called. When I did finally reach him he stated that we did not have an appointment but that he would meet with me on that Friday, 1/17/13. Again he did not show, call or answer. When I spoke with him late on that day he stated that he found out I filed a complaint with the BBB and that he "must respond to them and wait for their reponse before he can meet with me". After a lenghty and heated discussion Mr Franklin stated that he would come and do the job if I approved the "equipment" as stated in the contract. There is no such requirement on the contract and I let him know that, but once again requested that he send me the information on this equipment. Two days later when I had not heard from him I sent Mr Franklin an email giving him a deadline of 1/22/13 at 12noon to send me an email with the equipment information and a schedule for the completion of the contracted work. I also sent a text informing him of the email, he acknowledged the text and said he would respond to the email but never did. With temperatures falling into the twenties and teens and fear of my water pipes freezing I was forced to hire another contractor at a much higher price to do the job. I got two quotes after Mr Franklin failed to do the contracted work, one was for $14,700 and the other $15,000 for central heating and a/c. Had Mr Franklin not removed the copper pipes and I in anticipation of him doing his job had not removed the baseboard heaters I could have gotten a new boiler installed at no cost to me by the NYC Rapid Repairs program. Since I had no pipes or baseboard heaters I had to continue with the forced air system and was charged $10,500 for just the heating portion, with the expectation that I will install the cooling portion when I have the funds, which I don't at this time. Mr Franklin of Philco Inc has made no real attempt to do the contracted work nor return any portion of my $5,000. I am now struggling to get the rest of my house repaired due to a shortage of funds. The contractor that I found to get the forced air heat installed, Dewpoint Heating & Air of Brooklyn, was very professional and understanding and completed the work in one week with out me having to approve any equipment that I have no knowledge of. I have not had any contact with Mr Franklin nor Philco Inc since 1/22/13 when I informed him that I will be getting someone else to install my heat since the house was freezing and he was not doing anything and that I would like a full refund. A friend of mine contacted him to find out what he planned to do about my money and the work that his company failed to perform and he stated that I canceled the contract, failing to mention that he had done nothing to get heat to my house, delaying all repairs and risking further damage to pipes and such. This was my third time using them to move and they are really great and quick. I have dogs and cats and they were respectful of staying out of certain rooms so as not to upset our animals. They do a real great job and I will always use them for our moving needs.

FAQs for real estate service projects in Rockaway Park, NY
Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.
Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.
Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:
How will you show my property?
Will you do open houses to market my home?
How will you handle dual agency (representing the buyer and you as the seller)?
Should I make repairs to my home before listing?
Will you get professional photos taken of my home?
What is the best price you think we can get for my property?
How long do you expect the sale to take?
You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
