"The owner Paul Grimmer is a crook. I paid him $24000.00 down to pour a 10000 sf driveway. The contract specified 4500 psi which is a more expensive, stronger mix. His first cement truck shows up and I asked the driver for his paper work. It was for only 4000 psi. Grimmer claimed is was a paper error. He ordered the concrete and he was caught trying to cheat me. He kept all my money and didn't pour a drop of concrete. A week later he buys a bull dozer. I had to hire a lawyer to recover my loss. This kid has no morals or integrity. "

In order to raise your home to make foundation repairs, you'll need to bring in a structural engineer to help you design the project. You'll also need to see if you're eligible for the permits needed, and contact a foundation repair company near you.

Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. Most single-story homes don't have foundations strong enough to support a second story, but they can be reinforced for an addition. A structural engineer can assess your foundation and what needs to be done to get it ready. They'll look at any cracks or unevenness in your current foundation and consider any special framing or beams your home needs, especially if it’s in a high-wind or hurricane area.

“To support a second story, many structural engineers will require that you install additional concrete piers in the crawlspace,” says Tschudi. “This involves hand excavating, pouring a large concrete footing—usually with specially coated rebar—and then building concrete piers right up to the girders.”

You can use epoxy-based concrete fillers to repair small cracks and dents in the floor. For larger damages, remove any debris, then patch the cracks or holes with concrete repair products or resurface the entire floor. We recommend using fast-curing products that cure in four hours. You can also buy a pre-mixed concrete patch and leveler if you are only repairing parts of your floor.

Whether or not repairing your foundation is worth it before selling depends on the extent of the damage, the cost of the foundation repair, and your timeline for relocating. If the damage is major or structural in nature, chances are you’ll sell at a higher price if you take care of the problem beforehand. You should consider the cost of the repair first, though, as laying out thousands might not be possible with your budget. Additionally, if you’re in a rush to relocate, you might want to repair before selling so as not to limit your buyer pool.
