"I highly recommend LDS! They responded promptly to my septic emergency, making time in their schedule between other visits to come by to assess the issue. They let me know exactly what was going on. They even showed me a camera view of what the pipes looked like and where they were failing. David provided several options to update my system which I plan to do with LDS in the future. He also explained what was needed to fix the current problem. They were onsite and completed the needed repair quickly. Most deep wells can be expected to last somewhere between 30 and 50 years. This assumes that the well and all of its components are properly maintained on a regular basis. Fall is another great option, as contractors may be less busy than in the spring. Servicing the tank in late fall or early spring can also reduce the risk of overflow from extra precipitation during winter and spring.

While summer is a possibility, winter is generally not recommended. The ground is often frozen, which can make it difficult to access the tank, and the waste inside may also be frozen.

Depending on local conditions, a deep well may be a better choice than a shallow well. Deeper well depth accesses groundwater that has been naturally filtered through many layers of soil and rock. This reduces surface contaminants and may offer cleaner water, but deep wells cost more money to build and maintain. The water may be harder and have higher radioactivity, too. 

The pressure in a well pressure tank should be set 2 to 3 PSI below the pump's cut-on pressure. The cut-on pressure is the lower number in the pressure setting (e.g., the '30' in 30/50 PSI) and is the point at which the pump starts. The cut-out pressure is the higher number, where the pump stops.

For example:

  • If your pressure switch is set to 30/50 PSI, the tank pressure should be 27-28 PSI.

  • If your pressure switch is set to 40/60 PSI, the tank pressure should be 38 PSI.

Common pressure settings for household applications include 20/40, 30/50, and 40/60 PSI. The difference between the cut-on and cut-out pressure is typically 20 PSI.

Your septic tank naturally contains the good bacteria it needs, so you typically don't have to add more as the system produces them on its own. However, if you wish to replenish the bacteria, you can use natural methods. For example, you can add three rotten tomatoes to your garbage disposal or flush 1/4 ounce of active yeast down the toilet every three months. While store-bought septic enzymes and chemicals are available, many additives are unnecessary and may even harm your system. The most effective way to maintain a healthy bacterial balance is to avoid using chemical drain cleaners, which can kill the beneficial bacteria in your tank.
