The reason was it wouldn?t qualify was one that all of the experienced agents should have been aware of. Since we had selected, but not yet notified the agent we were planning to use, Chuck suggested we call ?his guy? first. He made it clear that he didn?t care if we used him or not ? but that ?his guy? would give us a realistic assessment of what we could get for the house. Chuck called ?his guy? on the spot and arranged for us to meet him a few days later. This was mid-October and we wanted to close by the end of the year. From the time we met Chuck and he put us in touch with his real estate contact, to the time we closed was about 51 days. We would have lost precious time and potential sales by targeting the wrong buyers since the house wouldn?t have qualified for an FHA loan had we gone with some of the other listing agents. Chuck is given all the credit for a quick and easy sale because he gave us a concise assessment, the best information, connected us to the best listing agent and put us on the right track. Chuck has our highest regard. Definitely engage him should you need a home inspection done. You will be glad you did!

When questioned about its condition, Ms Liffland stated the pool had been installed in 2001, so as a relatively new pool is in good condition. On a later visit to the property, the seller repeated this when questioned about the still covered pool. A visit later on revealed that the pool had been uncovered and drained, the lining completely ruined. Ms Liffland simply stated that this was a trespassing issue, but never mentioned when the condition of the pool was to be communicated. She said it would \"pop back into place once filled with water\". Anyone with her reported knowledge of Real Estate would know this is not so. After paying a pool professional to inspect the damage, we found that the cost to repair the pool would be approximately $5,000. When brought to the attention of the attorney, after investing thousands into the house purchase, we were told by the sellers attorney to take it or leave it. The fact that the damage had been undisclosed or inflicted after the signing of the contract mattered not. My significant investment at that point made my decision very difficult. Ms Liffland sat idly by, no doubt dreaming of how she would spend her commission for the sale. If not for the substantial amount money this has already cost me, I would walk away from this deal immediately. If it had not been discovered, the issue of the pool would not have been discovered until the walk through the day of the close. Ms Liffland obviously never intended to make full disclosure of the property to us. Once we found out the seller had clearly breached his contract, Ms Liffland threatened (my realtor) to keep my 20% down payment of $58,000 unless we went through with the deal. Had they been honest about the condition of the pool an up fromt with their intentions, I could have adjusted my down payment in over to have enough cash on hand to mitigate the cash needed for the pool. Her overall lack of professionalism and lack of knowledge of real estate property is a disgrace to Houlihan Lawerence's otherwise good reputation. As someone coming into more and more real estate dealings I will never contract with any agent of Houlihan Lawrence or any other firm for which Ms Liffland works. Ms Liffland lacks integrity and I find her incapable of honest negotiation. My anger and frustration with Ms Liffland can not be understated.
