In addition, they installed a drainage system to move rain water off the patio, through the breezeway and into the yard. It was a complex and large job. As part of the job they removed and hauled away the existing concrete steps, concrete breezeway and sidewalks (I had removed the brick patio previously). They dug out where necessary - the new sidewalks were wider than the old ones, some digging around the edge of the patio was required and digging was required for the drainage system. Everything was graded with gravel and formed - and the patio required flexible pvc 1x4 forms because of the irregular shape. Lot's of rebar in the steps and around the edges of the patio and breezeway where they touched the house, and concrete wire for all areas. Hours of planning and work with a survey transit were required to ensure the drainage worked correctly and the concrete came to an appropriate level in each area. So while the price for the project may seem high, there was a lot of effort required. In addition, we chose to get stamped and stained finish on the concrete. To get the look we wanted Justin worked with us to understand what we were looking for, but he also put his ideas and design expertise into the process. We spend an afternoon driving around Owego with him to see prior jobs that also allowed him to see what type of features we were looking for. He suggested 'wedding cake' style steps which, while we would never have thought about it, are absolutely the right steps for the patio and my wife loves the result. We talked a long time about patterns and color palettes, and we are very pleased with the results. While I'm sure we could have gotten stamped concrete at a lower price, part of what we paid for was Justin's experience in the field and his design expertise. The result was well worth the cost. Justin and his team were professional and always on-time, the job site was cleaned up thoroughly at the end of each day's work. All of the team were willing to answer questions at any point in the process, and they all made sure we knew what was happening and what would happen next. He apologized that he could not come immediately because he was at his son's musical and could not disappoint the boy. He promised to call me when it was over and make arrangements for the first thing the next day. I found this satisfactory, as we did have SOME water. He called about an hour later, and we made the appointment. This company services a wide area, so the fact that we were an hour away was not a problem. He does not charge for travel time. He showed up on time on Monday morning, with a large truck full of everything he would need to do my job. He did some testing on my water tank and discovered that there was a short in the wiring to the pump. Then he went out to the wellhead, took the cover off, and showed me a burned-out connection in the top of the wires. He and his helper brought out a machine made to pull the pipes to the pump and the pump itself out of the ground. As the pipes and wires came out, I saw several places where the wire insulation had been damaged. They pulled up 136 feed of pipe, plus the pump, which looked like it had exploded. He showed me that it was made out of thin plastic, so it had failed prematurely. They replaced the old pump with one made of stainless steel with brass water connections, replaced all the wiring, added more line guards to keep the pipe and wires from rubbing against the sides of the well, then replaced the electrical connections at the top. Then they went inside and tested the water tank for pressure. The old tank was not holding enough pressure, so they also replaced that. It took them about 4 hours to completely replace my water supply. I was very pleased. Ed explained to me that for the first few days I should use the well water only for flushing and showering, because there was a lot of rust in the well and he had also added some chlorine to make sure there was no problem with bacteria. I remembered that I had the same warning when we first moved into the house. While Ed was writing up my bill, his helper cleaned up all the tools and debris from the job. When I went back to look at it, I wouldn't have known that any work had been done. Ed was well aware that this was an expensive job, and was very accommodating about payment terms. He asked for whatever I could manage as a first payment, and gave me the time I asked for to pay for the rest, with no interest to pay unless I went past the stated time. Ed is very professional and friendly. He mentioned that he keeps up with any training available in his fields. I would definitely call Waterboy again, and would recommend them to anybody! The installers did it quickly and efficently. The issue was the 'hatch'. The inital estimator from Home Depot stated a price of $250 for a zippered enclosure to cover the top of the stairs. The Home Depot coordinator that showed up about 2 weeks prior to installation said that that was not a viable solution and said they would have to do it differently and added $150 to the order. When the installers showed up, they said that solution would not work either. They ended up using R-29 roll insulation to cover the stair opening. It is not a openable cover but that is not an issue since the addition of the 30 inches of installation made the attic unusable for anything. I don't think the solution they put in place cost anywhere close to the $400. Additionally I asked the estimator if I needed soffits in the eaves. The estimator said the coordinator could determine that and adjust the estimate if needed. When the coordinator showed up, he said that the installer he worked with only did the insulation installation and I would need to go back to the estimator since it was a different crew. It took three calls to get the estimator to finally get a call back. They did a little extra work between driveway and patio for no extra charge.Came back to fix an area that needed grading for water to go away from house and no additional charge. Very good and responsive to everything. Would highly recommend them.
