"When I was looking for a mold inspector in Santa Fe, Eric Tillson was by far the most professional of any I spoke to. By professional I mean he spent a great deal of time talking with me without trying to sell himself. I was interested in a particular mold test called an ERMI test and though it was not one he used himself, he took the time to research it and explained in depth how his method of testing could be combined with the ERMI to give me the information I needed. Do not be fooled by the fact that his company is new -- he has been in the business for a very long time and is extremely knowledgeable. Last but not least, Eric is a very kind man. I was extremely anxious about the mold in a house I rented and he could not have been more understanding and compassionate. Incidentally, he also does thorough cleaning of homes after (or before) remediation. I will definitely be hiring him to do that for me in the near future."

Customers say: Quick response

"Professional, kind, and communicative. Tommy, Adam, and the other member of their team were all pros and did a great job with our home inspection! They have several optional add ons, without any kind of upselling or pressure to purchase. Their inspections were thorough and the report was well done and promptly delivered. I'd absolutely recommend Sunrise Home Inspections!"

Mold Testing and Remediation questions, answered by experts

Checking for mold yourself is crucial, as catching mold in the early stages is ideal. Mold can appear green, brown, black, blue, or yellow. It can smell musty and can feel like velvet, leather, or cotton.

Most often, mold grows near water damage. It’s best to inspect these places for signs of mold growth:

  • Basement: Look in corners, windows, carpet, closets, and around appliances.

  • Bathrooms: Check around sinks, ceilings, and around toilets.

  • Kitchen: Inspect around the sink, behind the refrigerator, and behind trash can.

  • Attic: Look near the insulation and near intake and exhaust vents.

Air purifiers are meant to kill airborne mold, along with pollen and dirt. Air purifiers are a good option if you have allergies and need a whole-home solution, whereas dehumidifiers are best for naturally damp areas (like a bathroom). Consider getting an indoor air quality test to determine if an air purifier is right for you.

The spread of wood rot results in a physical breakdown of the wood’s cellulose and lignin, causing it to become spongy or brittle. This can lead to structural damage. Water won’t damage the physical structure of the wood, while mold can eat away at the material and cause structural damage over a much longer timeframe. When further considering water damage versus mold versus wood rot, all three issues can create a musty or damp odor in the area. All three can also cause discoloration of the wood.

Mold can begin to grow in as little as 12 to 24 hours, especially if the room is warm, so drying the area is the first thing you should do after water damage. Because mold and mildew can cause a range of health issues, make sure you clean up any water damage as soon as possible and run blower fans and dehumidifiers for 24 to 72 hours to dry out the room and reduce the risk of mold growth.

PVC is not considered a hazardous waste in most areas, but regulations vary by location. If in doubt, you should contact your local sanitation department to confirm. The Center for Biological Diversity (CBD) has been working to get PVC classified as hazardous waste, so it’s possible that it will be considered as such in the near future. If it is, disposing of PVC will require the use of a hazardous waste disposal facility or transporter in your area.
