Crawl spaces are prone to issues caused by excess humidity and improper ventilation, but that doesn’t mean you should avoid buying a house with a crawl space. A home that is encapsulated and well-maintained shouldn’t have any more issues than a slab or basement home.

To ensure your basement walls are waterproof, it's crucial to address any existing moisture issues before finishing. Inspect for signs of water seepage, such as dampness or discoloration, and repair any leaks or cracks. Install a vapor barrier to prevent moisture from penetrating the walls, and consider waterproofing paints or coatings.

Proper drainage systems, such as interior or exterior waterproofing, can also be beneficial.

French drains and yard grading systems are two highly effective ways to fix standing water around the foundation. Since the French drain uses a perforated pipe covered by gravel, you won’t have to worry about water taking the soil away from your foundation. Meanwhile, yard grading levels out the ground to prevent water from gathering around your foundation.

If there is standing liquid on your concrete, remove it before attempting any of the above cleaning methods. For small amounts of water, use rags, a bucket, and a mop. For larger areas of liquid, lay down cat litter or baking soda to soak up the water first. If you have extremely large pools of water sitting on your concrete, break out the wet vac and get to work.
