"It has been over a year since Tommy completely transformed our back yard. He rebuilt and added to a huge 75' x 10' retaining wall, then put in a gorgeous paver patio, front steps, and a walking path. Finally he stuccoed the entire lower level of our house. This was a massive project that he and his crew completed ahead of schedule. Tommy and his crew were always on time and worked diligently all day long, no matter how terrible the weather was. We trusted him with all his suggestions and advice, and he proved to be extremely knowledgeable about all aspects of this multi-faceted project. The end result of his hard work exceeded our very high expectations. If you are looking for someone who provides top-notch work and is a pleasure to deal with every day, choose Masonry by Tommy based in Lodi, NJ. They will leave you as impressed and grateful as we are!"

"Excellent Work on Patio Restoration! I recently hired Eagle 1 Construction LLC to repair my paver patio, which had developed some loose and sunken pavers over time, along with a top step that needed to be completely reset. From start to finish, their crew was professional, punctual, and meticulous. They carefully lifted the sunken sections, re-leveled and compacted the base properly, and re-laid the pavers so everything looks completely seamless and secure. They also locked down and reset the top step securely, ensuring it's safe and sturdy. The craftsmanship is top-notch, and they left the work area completely clean when they were finished. If you need hardscape repairs or patio restoration, I can't recommend Eagle 1 Construction enough!"

A well-constructed and well-maintained sunroom can last as long as the rest of your house. If you build the sunroom to the same standards using the same quality materials as the house and perform regular maintenance to ensure the room stays in top condition, it can bring you decades of enjoyment.

Yes, adding a sunroom can increase your home's value, with a return on investment (ROI) ranging from 20% for a screen room to 50% for a three- or four-season room. The amount of value added depends on the design. Fully insulated, temperature-controlled four-season sunrooms add the most value as they can be included in the home's total living space. In contrast, simpler structures like Arizona rooms or solariums typically have a lower return as they don't count as legal living space. A high-quality sunroom can also be an attractive feature for potential buyers, especially those who enjoy gardening. The value may also be higher in warmer climates where this feature is more sought after. When deciding, consider both the potential resale value and the personal value you will get from using the room.

Yes, with proper heating or cooling systems and energy-efficient glazing.

In most parts of the U.S., adding a screened-in porch requires a building permit. Since this type of project often involves structural work and changes to your home’s footprint, homeowners should adhere to local guidelines. That said, permit rules can vary widely depending on where you live and how extensive the project is. Before you start sketching out plans or ordering materials, check in with your city or county’s building department to avoid headaches, fines, and potential structural issues down the line.

The life span of your solarium will depend on the materials used and how much wear and tear the room experiences from the inside and from the outside due to weather. On average, you can expect your solarium to last anywhere from 10 years to 50 or more. In rare cases, such as with old estates, solariums can last over 100 years.
