"Chris at Argo Appraisals very quickly responded to my request and was really thorough in his assessment of our property. We contacted him for an appraisal for property tax appeal. After he reviewed the tax records while on the phone with me and then took the time to also quickly appraise other similar properties to ours, he called me right back and told me that a new appraisal would not yield the result we would need to appeal or reduce our tax liability. However, he did ascertain that the property did indeed have a discrepancy in the tax assessor's square footage and recommended that we call him and ask them to come out to remeasure. That should result in lower square footage than they show on file and lower taxes :D. Chris was so amazing and helpful and really dug deeper in order to be help. I highly recommend him and will refer and look forward to working with him in the future. Chris goes above and beyond in his appraisal work. Love his ethic and integrity. You can't go wrong by working with Argo Appraisals!!!"

"Very few commercial property appraisers are available. Initial contact with this company turned out to be a residential appraiser, but partner does commercial appraisals so it worked out well. Very thorough on detail of visit when inspecting property. Very quick response to home advisor request and flexible with appointment to visit the property."

Property Appraiser questions, answered by experts

Xeriscaping can absolutely increase your home value, but the return on investment (ROI) depends on where you live and how prevalent xeriscaping is in your area. In drought-prone climates, xeriscaping can boost your curb appeal and make your home more appealing to buyers due to the reduced maintenance and watering costs. However, in areas where xeriscaping isn’t the norm, some buyers may be willing to pay less for a xeriscaped property if they don’t like the appearance.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

If you can’t find any records online, you’ll need to contact your county clerk’s office to do further research. They should have property records on file, or can at least point you in the right direction of who to contact. You can also speak with your neighbors about when their houses were built because they were likely built around the same time.

Ideally, you’d never pay more than the appraised value for a home, but there are some instances where it makes sense to do so. For example, if your current living arrangements are no longer viable and you need a place to move into quickly, paying more than the appraised value might be in your best interest to secure a new home. Additionally, if you’re buying in a hot market, overpaying for the home might be necessary to overcome the competition.

Depending on the size of the home, the appraisal itself can take several hours. After the appraiser’s visit is complete, it can take between a few days and a few weeks to get the report back. This timeline is largely dependent on the appraiser’s workload, research requirements, efficiency, and other factors.
