"Obviously Larry does not understand the appraisal process. An appraisal is a general process. A broken door does not significantly change the value of a property. The appraisal was completed as an "As Is" appraisal it states it within the report. The comps are the main part of the appraisal, as they show the market within the subject's area. Small ticket items do not stop a property from not being ready for sale. I utilized similar comps within the market area that were also consider in average condition that sold."
"Ok, Spoke to the client and he was not happy with the value. He wanted me to come in with a higher value because a realtor told him he can get more than what the appraisal came in at. I told him realtors are one notch below a car dealer. They will tell you what you want to hear so they get your listing. The realtor was giving him comparables in a different location, much better condition, and 500 square feet larger than the subject property. A typical example of a realtor tells someone what they want to hear."
