"I recently decided to sell my condo and wanted to make an educated decision on what the list price should be so i decided to get my condo appraised. I came onto Homeadvisor and entered the required information. The following more i had a email response from Dondi of Calstin Appraisal Services. We ended up speaking later that morning and by the the end of the call i had the appraisal scheduled for later that day. Dondi gave me all the particulars and i gave him the information he needed so I was comfortable with him doing the appraisal. Totally fantastic on that point as i was looking for the appraisal to be done asap. He came out to my property, did what he had to do and left my condo locked up tight because i wasnt able to be there. Dondi was so polite too. Got my appraisal within a couple of days and boy was he thorough. The appraisal report gave me tons of info and the value was in the range of what i expected. Thoroughly happy with his service and would have no issue recommending him to anyone looking for appraisal services. Thanks Dondi"

Property Appraiser questions, answered by experts

Costs depend on the property size, audit complexity, and whether additional testing (e.g., blower door) is included.

Appraisals can come in above or below the list price or offer price for a property, and where it falls depends on many factors. Those include the condition of the property, the location, and the age of the home, but often, the condition of the market is the biggest determining factor. Where demand is high for properties, buyers compete with each other for homes, which tends to drive up offer prices above where appraisals come in. Where demand is low, you’ll often see the opposite happening.

The average cost for a home or property appraisal is about $355, with prices typically ranging from $250 to $500. The final cost is influenced by several factors, including the property's size, age, location, and how it compares to other homes in the area. Appraisals for larger, older, or non-conforming properties often cost more. While a single-family home appraisal usually costs between $300 and $400, appraising a multi-family home can range from $500 to $1,000 due to its increased size and complexity.

The cost to appraise a home depends on the type. Common types include:

  • Single-family homes: $300–$400

  • FHA or VA single-family homes: $400–$500

  • Condominium: $300–$500

  • Multi-family home: $500–$1,000

  • Apartment building: $1,500–$3,000

  • Commercial properties: $1,400–$10,000

  • Raw land: $1,000–$8,000

Wainscoting isn’t a design element that can be directly tied to an increased house price. Despite that, it is a highly marketable element that can generate significant interest from potential buyers who enjoy the style, and is relatively inexpensive to remove for those who don’t. If you are on the fence about paneling, just know that it certainly wouldn’t result in depreciation of your home’s value—usually the opposite.
