"Mr. Diaz was quick to respond and give us a (Quite reasonable) quote. He was also able to start work within a week or so which was not a requirement but it was a bonus. We have a split level that is 2/3 brick so we needed the second story, all the eves, and trim scraped and painted. We had already purchased the paint so his price to us was strictly for labor. He did an amazing job on our old house. It had last been painted 17 years ago. He pressure washed, scraped, sanded, and caulked before painting. He arrived early and worked hard all day in the heat. He did such a great job that we hired him again to paint our wood shed to match. He cleaned up his mess and left the area clean and neat. We are very pleased and highly recommend him."

"I would highly recommend this business.  We had them come and restain the deck and at first just powerwash the house.  They scheduled the work right away.  After doing the pressure washing, there were some areas with paint chips under the soffit.  Mike offered to repaint those for free.  During this, they noticed areas of the soffit that were rotten, so we had them repair those areas of the wood.  They also fixed a few screens that were damaged during the pressure washing for free.  
Everything turned out great, and we are very happy we had this work done.  Mike and Crystal are very professional and easy to work with.  I will be having them do some more work on our house in the near future.

"I provided top grade Sherwin Williams paint. The painter used the semigloss intended for the windows, baseboards and trim on the ceiling. Then put flat on the other surfaces. The wall trim had to be redone and another coat to the walls. I had to purchase another $78 of paint for the painter to use. He did not understand English so I was wondering if this was really James Painting or someone contracted out. The check was written to Santiago Echeverria. They got paint on my very expensive Kincaid four poster bed. When I called to let them know, the female was rude and yelled "What do you want?". They were upset they had to come back and fix everything the next day. He only came back. I was kind and even gave him $100 more for coming out a second day. These were not professional painters. I know, my husband was one before he had a double lung transplant. He had to explain that inside of door frames had to be painted, and that flat paint was on everything, not semigloss. No, I would not recommend James Painting to anyone."

Rags used with oil-based stains are highly flammable and can spontaneously combust in the right conditions. To reduce the fire risk, throw them in a metal container after use and add rocks on top to secure them. Add an inch of water and seal the container. Take the rags in the container to a hazardous waste factory as soon as possible.

You’ll need to restrain your deck when you notice fading, cracking, peeling, or mold and mildew over a moderate to large area, or when it’s become especially difficult to clean. As for how often to stain a deck, plan to do it every two to three years or whenever you start to notice extended damage.

Whether you can paint over your existing paint depends on what’s on there. Most of the time, you’ll want to sand down or scrape off the paint that’s currently coating your surface. Epoxy paint, for example, won’t let new paint stick to the surface. Latex paint is more forgiving and will accept a new coat, but a primer is recommended if you’re switching colors.

You’ll want to avoid excessively hot or humid conditions, so it’s best to apply your stain in late spring to early fall. It's also important to watch the weather forecast and aim for days when there isn’t rain expected for at least three days. For new decks, allow the wood to season beforehand for at least four to eight weeks.

You can apply stain over peeling stain, but it’s not a good idea. Your old stain will get in the way of your new stain bonding to the wood, so you’re likely going to see the same issue again shortly after application. Your best option is to sand off the old stain and clean the surface thoroughly before applying new stain.
