"This appraiser is ethically bankrupt, DO NOT USE!!! Appraisal took 12 days to receive; received the report on the last day of our due diligence period, and the appraiser conveniently went on vacation the day after the report was sent, effectively preventing a rebuttal. The appraiser used multiple comparable sales over the 25% adjusted gross tolerance, with sales over 6 months old. The report omitted key information, including an accessory structure and dismissed quality of construction for all comparables — the quality looked like it was done the night before. Avoid this appraiser at all cost!!!"

Yes, home appraisers look at your windows when appraising your property to determine the market value of your home. You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.
